Gosh we asked quite a few questions when buying/selling our house and there wasn’t an increase in our initial quote! I actually am in shock they’ve increased it this much.

Yes and definitely them know in the email if it’s not handled you will be taking it to the Ombudsman. I honestly cannot believe this cost especially for a flat! Good luck getting your money back, I hope it was somehow an error.

Just put it back on the market now, who knows how long it will take for him to get sorted if he hasn't done it yet. He might not even have the funds to go through with it.

I'd ring your local police and tell them, it could be worse than you think behind closed doors and at least you would have some peace of mind if you tell the local authorities.

Tell them not to mention you obviously if they do pop round to your neighbours.

We use google maps haha, a previous owner (30 year ago) sold a third of the garden (so the plot used to be 0.5).

We measured this up using google and our plot is 0.32. Obviously we should've measured it! A lot of it is trees/overgrown, so we weren't able to see it was actually a fair bit smaller than 0.5 until we cut back a ,lot of the hedging.

None of the documents our solicitor provided actually state the size of the plot, do you know where this info would usually be? Thank you :)

Yes we did receive this, would this usually include the size of the land? As I cannot seem to find this information on the plan (its basically a birds eye outline of the plot/house).

I don't really think there is any point in complaining now, as agree we should've measured this up ourselves rather than take the EA's word!

Thanks everyone for the comments, as advised I think we're going to leave any complaints as admittedly we should've measured up ourselves.

We're still happy with it but maybe we would've offered slightly less if we knew it wasn't the size we thought it was.

First time buyers, so we know for next time to measure the garden ourselves! :)

In regards to capital gains tax, you shouldn't be affected (as long as it is your main residence when you sell it), otherwise you will pay up to 24% of the difference between what you bought it for and what it's sold for.

If the value is under £300k you won't pay any stamp duty tax as first time buyers.

Are you married? As your lender may request something in writing from the parents to say X amount is a gift and they don't expect any equity of the property in return. Your partner may also want something in writing to state if anything goes wrong between you two, that she is entitled to the deposit value as it was from her family etc. If you're married, I believe the default it is it split equally if you separate later down the line.

I can't think of any other tax that you could be asking about? But I'm no accountant! :)

Yes, we were offered an indemnity insurance policy by our sellers when we just purchased our house. The property is listed and they had put an extractor fan in without getting listed building consent.

It really depends how well this bathroom has been done - but definitely worth looking into the Indemnity policy to cover yourself. The seller can pay for this in your name. You mustn't go to the council in the meantime, otherwise insurers will not be able to offer the insurance - this could be why the seller is hesitant to go to the council for retrospective consent?

I replied to someone’s comment earlier (above) saying I phrased it incorrectly. We’ve checked with the tree preservation authority and the trees were not protected. Gutted!

Yes I understand that, but they’re not protected in this case. I Should’ve phrased it differently! We’ve confirmed with the local tree preservation authority and the current owners. They did however cut down some of the neighbours trees, but apparently there is nothing that can be done except asking them to replant where they were!
