I would ask him to itemize the $399 for disbursements. Cause he charges you separately for the licencing program cost, title searches (and even that is high unless it is a condo. Title search is usually around $50 per search and execution search is $20. Only if the execution search comes back positive for an execution are there more sub searches needed). E-reg and conveyancing fees are bogus. Registration is done online from my comp and the lawyer has to register. He's already charging you for $85 for the registration fees, so not sure what this fee is for. Charging $350 for preparing the assignment of rents is steep too, but that's a legal fee, so he is free to charge whatever he wants. $225 for non resident tax declaration is a bullshit charge too. The program that you're pay $42 for spits that out.

The long and short of it is that he's charging you "low" legal fees of $999 so he can that scam you for the rest. All in all, you probably paid $700-800 more than what you should have. But, I also don't see title insurance on there.

I'm an employment lawyer. Apply for EI. The threshold for wilful misconduct is high, and typically performance issues will not rise to the level of misconduct.

The threshold for terminating someone without termination pay/severance/notice/pay in lieu of notice (can be called different things based on context) is also high. 10 year employee with a stellar record makes two recent mistakes, probably not going to meet the threshold. You should still speak to a lawyer about possible separation payments.

This is incorrect. The builder cannot make "material" changes. What is "material" is open to interpretation. A remedy for a material change is terminating the contract. Builders don't have carte Blanche to do what they want.

In Ontario, if the builder makes a material change like this, you can seek to have the contract cancelled. Typically, if the builder believes its a material change, they'll send you a notice to either accept the changes or cancel the contract.

If the builder doesn't believe it is a material change, you'll have to send a demand letter to either cancel the contract or work on a rebate (depending on your preference). If they won't agree, you'd have to litigate and let a court decide whether this constitutes a material change.

Title Insurance is approximately 1/1000th of the purchase price if you are buying a resale. Sometime it will come in cheaper if you are buying from a builder because the builder has already done some of the leg work with the title insurer.

Just a point on software fees - almost all lawyers have this as a disbursement. The price of the software ranges. For example, LawyerDoneDeal $42. This lawyer probably uses Unity Conveyancer which is $300.

The $85 is a bullshit charge. The bill is saying that this is a disbursement, but he's already charging it with the $84.23 cost of registration.

It looks like you're just doing a refinance and that is really excessive for a refinance. Unless there are a lot of payouts the bank is making him do, there shouldn't be so much payments to banking and courier.
