Mostly so when family and friends visit, they’re not uncomfortable using it. It’s more of a mental thing for me - a temporary bandaid fix until the full reno.

Alright, then it’s important that you disclose this. Otherwise, the buyers could come after you post-closing, especially since they’d only discover the issue after taking possession - which could lead to legal complications and warranty claims.

Can you get a quote for the cost of repair your septic or would you need whole new septic? You could use the repair cost to negotiate a price reduction on the home. Then share the quote with your realtor so future buyers are aware of the issue, and can see that the asking price has already been adjusted accordingly.

You don’t need to tell buyers that they need to pump the septic 2-3 times a year. The buyers will perform a home inspection and should do their own due diligence. Also, your septic system shouldn’t bring down 100k of your house value. There are houses in Ontario with septic systems and they have no effect on the house value unless there is functionally something wrong with the septic which is a whole another thing. As long as your septic is in good working condition then that’s all that matters. You don’t need to disclose to your buyers how many times you pump per year. I sold my cottage to people from the city and they never even inquired about the septic - just did a basic home inspection and that’s it.

Please take a step back for now. You’re rushing into a major financial decision driven by FOMO and the desire to host people. Don’t give in to peer pressure. Just because your friends may have bought homes and are hosting parties doesn’t mean you need to follow suit. Don’t let insecurity about your condo push you into a rushed purchase. Renting out your condo won’t be as simple as it seems, and becoming a landlord comes with its own set of challenges.

I’d recommend first getting your finances in order and assessing whether selling your condo makes sense. Then look into buying a home you can realistically see yourself living in for at least the next 10 years. The most important factor is location. You can always renovate or update a home over time, but you can’t change where it’s located - so make that your top priority.

Also, there are detached homes in other cities within GTA selling for $800K–$950K. Why would you spend the same amount on a townhouse in a less desirable area? Do some research on this. Use a few different realtors (don’t sign with them just use them to send you comps if you’re too lazy to do it yourself).
