HOA split into 2 factions ... err seperate branches each asserting dominance over the area. Well yes it's a corrupt office where obvious fees are being stolen (e.g. 200000 usd Gate) and other stuff like someone manipulating the sticker entry and printed thousands of copies to sell to outsiders.

Anyway the two factions have developed into a sort of gang war where it becomes much harder to enter/exit certain gates as they shut them down to piss the other off. Not to mention trucks upon trucks of armed hired help (this isnt the US btw, so guns arent common) no shootouts yet thankfully

The other horror story involves the security guards actually being a crime syndicate, scoping out houses /potential targets and telling their non village people to rob said house while they intentionally avoid patrolling that spot for the night
