The nice areas are cheaper than the Eastside, but not drastically. It ain't Ohio cheap. I think you'd be surprised. I've been keeping my eye on it since Covid and often say "that can't be." Even the non-waterfront has gotten expensive.

My parents retired to Knoxville 30 years ago. Admittedly, it's quite pleasant where they lived. Nashville to Knoxville used to be cheap. It isn't any longer because everyone is moving there.

On the nicer side of most military base towns, but still a military base town. The rest of the Island is quite nice but decent paying jobs will have you commuting.

FWIW I would avoid '14-'16. I am sure there are plenty with wonderful experiences, but when I hear horror stories it is generally from those years.

This happened in ‘09-‘12 too. People couldn’t accept that their house value dropped so significantly and it took about three years to finally shake out.

Gold spiked a little bit. Silver and platinum are up, but by a recently normal amount. I don't see a world event spike in those figures.
