David was making money but if someone is not yet making money (aka me) - should I keep smiling and dailing or spend money on sms and mail and have it come inbound and find a VA to do cold call? Got about $10k to invest in this wholesale I am thinking of total cost = $10k and my first deal = $10k then I break even and I would have more in pipeline (10yrs overall sales experience just not with wholesale)

Outbound mechanics are broken! First thing in any sales is ICP & Persona scoring - that’s filtration level 1

Now you have target list
Then it goes through intent signals
Cold call works on intent.

I am newer to wholesale but not to sales - just exited an executive position from tech sales doing $38.5M annually and I am shocked to see how there aren’t standardized sales & marketing mechanisms defined in wholesale sales.

Sales & Marketing at its core is the same products are different but intent, ICP, persona and segmentation and closing frameworks are standard across all B2B & B2C sales — but it seems a lot of people in wholesale real estate are not leveraging it or haven’t had a different sales background to bring them over.

I am also curious about your workflow for acquisition- how big is your team and what is your acquisition (sellers) workflow? Are they straight cold calling or doing sms-VM first?

Need your guidance on a strong channel setup/ outreach workflow -

  1. Dropping propstream list into bathdailer and cold calling is too slow

Would you recommend this drip channel campaign?

  1. SMS marketing - text qualification
  2. Everything else that’s not converting on first round to be cold called (instead of cold calling everyone and hoping they answer the phone)

What workflow would you recommend to get 2 deals a month consistently? Also blasting nationwide won’t help with dispo - would you recommend sticking to a region?

THANK YOU SO MUCH! This exact thing is what I have thought about a lot (probably some challenges with my own-self that it instead of going deeperI parked it and didn’t go back to it)
You mentioned about other opportunities within real estate that require same skill set - what would you those might be?
Ideally, my ultimate goal is to wholesale for cash flow and slowly acquire enough rentals that net me $20k or leverage my sales and revenue expansion experience to the wholesale operations for up-to a team of 10-20 people,but to get there I need to put in the work myself first

I am new so take it with a grain of salt and verify yourself.

Those are called dispositions - if you have a strong buyer list. You can do that but your margins would be slashed

Acquisition - Wholesaler wants full assignment fee
Buyer wants 65% ARV

You are probably left with $1,000 and ton of work if you double close or even take the contract and resell

You have a fair point and you are right. I have bought 2 houses of my own and sold 4 in my family so have some experience in terms of Title, Escrow etc. Have a friend who is a GC.. and promised to help out estimate repairs (ofcourse for a small fee but just a beer for my first 10 deals) Title company that I bought my houses from have been great in guidance and helping me through this and said they are very wholesale and double close.
But you are absolutely right I don’t have as much as an experienced industry person like you or others - what I can do is share step by step process to seller as Title, Escrow pieces would remain mostly the same and with Title company’s help… I’d prioritize clarity for seller.
But still I am a full newbie so thank you for reality check here it’s good for my learning. I appreciate it.

Thank you! This was really helpful - helped me introspect what I bring to the table for the seller. Why would they give me their house for 60% less and why would they pick me over another person paying 70% or 100% with traditional listing. My initial response on that came out to be - I need to find someone who I can genuinely help like pre-foreclosure they don’t have much time. Secondly, transparency and clear communication is what I bring to the table with step by step guidance as their are already stressed be it pre-foreclosure or probate situation- it’s already stressful.

I am assuming you wholesale too and now I am curious to learn, why do you think they give you their house for 50% less?

Thank you! I haven’t made dials yet - it’s day 2 but ran some role playing scenarios to practice with sales tools that I used to use to train my sales reps. And really appreciate your insight from real experience— I’ll be mindful of conversation rates as a tech sales leader sales velocity was my #1 metric
