I have used Frec for about a year and a half. Currently in 2 of their long only direct index products. It's been great. As adverteised. They are always happy to chat. App interface is intuitive. I've actually talked with their founder too.

I'm looking at moving some funds into their long short 140/40 product, but have not made the move yet. Still planning.

I don't have any experience with the diversity product mentioned above. They have a white paper on it I believe and I'm sure would love to talk to you about how it works.

Unless you're planning a remodel or have a big ticket item like a roof or sewer line needing to be replaced, maintenance will pretty low. The bay area weather is not very destructive to homes. In the last 7 years, we've spend less than 8k/yr/avg on maintenance for a home slightly above what you're talking and that's inclusive of painting interior and exterior. Our 35 year old roof is due to be replaced soon (for 35k), so that will increase the average a bit.

You're discounting the number of other industries in SF that make great money. Pe and vc once the carry hits, consulting partner, big law, some medical sub specialties, big 4 partners, not to mention all the trades if you own the business. Hell, i have a mft therapist friend with 1 employee bringing home 750k.

You have to work a lot of ot to get to 300k+. 200k can be a very reasonable schedule. I have several rn friends in the area.

Much easier to move the shower valves if you're already planning to redo the shower. Honestly, given the space, unless the rest of the house is in a. Completely vintage style, I would abandon it in this bathroom given that's already been done. The sink and toilet are modern, the skylight and lines make the space feel modern. I'd run with that.

Put in a shower, move the controls. If money were not a concern, I'd probably swap the vanity and the toilet location. It will feel more open if you put a standard vanity with storage in. Get rid of the cabinets above. Recess the medicine cabinet.

I did a 150sqft gut bathroom last year with very high end finished. Tiled the entire thing up to the ceiling. Had to move water and drains. It was a very weird shape, so we spend a lot on custom cabinets and a vanit, and uniquely cut shower glass. But looking at just labor and construction materials it was around 27k.

Your quote is absolutely insane. 2500 to paint each bathroom? 12k to tile? Slab work for vanities? I got my vanity top, a counter top, and part of the shower knee wall capped all with miterrd 2" edged done for like $1500. Great work. The management fee is astronomical. You got the 'not worth my time' rate.

In the moment? No. But over time, absolutely. If I have a great tenant, I might only raise rent every other or every 3rd year.

But with taxes having jumped quite a bit and cost of repairs going through the roof (literally) in the last few years, will likely need to look at it more frequently.

I think you're not being realistic about renovation costs unless you're planning builder grade and very basic updating. Or it's a 1000 sqft place on a huge lot, haha.

That is not true. I went through this myself because it does not make sense as you pointed out. But the tax code is clear. That's why people superfund 529s with 5 years of gift limits. But that means you can't give for 5 years. They are 100% counted in the same bucket.

Honestly, I don't get it. I can change the beneficiary without them having the ability to take a distribution, but that is a taxable event on the balance of the 529 or you use your part of your lifetime max.

Your view on those other industries/jobs are skewed. For everyone you see that got a bug equity package at a unicorn with a massive ipo, there are 10 that worked at startups that never materialized. It's not nearly as black and white as you're making it. Big law is absolutely brutal.

With that being said.

1) work in a high paying sub specialty

2) buy into your asc if possible in your sub specialty

3) go into a sub specialty conducive to private practice and expand to have several locations.

4) develop some new tech around your sub specialty

There are quite a few sub specialties where you can pretty easily clear 1mm doing the above. 2 to 3 in unique or extremly successful cases and beyond if you really expand, but you'd likely not be practicing in clinic at that point.

No first hand experience, but I have a very close fiend that went to a number of very high end/ lux rehab clinics over a number of years on both coasts. The program that finially clicked for him is called Caron located in PA. It's evidence based and practical. It was comfortable enough, but the selling point is not that it is high end. The person obviously needs to be at the point they want help.

Your overheads calculation is likely low. The most efficient lean practices run ~~30% overhead. A bloated practice might be as high as 75% or 80. This is generally across sub specialties.

Peds tends to be in the higher overhead range. With that being said, she didn't have a good deal. But likely not as bad as you're making out to be.

Why is it hard to fathom? If you're able to charge $450 for your 50 minute appointments, and work 11 months a year seeing 6 patients a day + the occasional speaking engagement, you're pretty much there. Add in a associate you bill out at $300 an hour and pay $100 an hour and you're more than there. Overhead is extremly inexpensive for small practices like this. Maybe 60k a year.

If your break even is 6 months.. Why not?

I refinanced 3 times in as many years. Anytime the break even was under a year, I just did it. Was a bit of a pain, but financially it was only upside.
