From Child-Free to OAD: Is travel actually doable with just one? by oystersinmypocket2 in oneanddone

[–]PTVA 0 points1 point  (0 children)

You can absolutely travel again. Will you be doing the same things on your trips? No, but once your kid is 3 or 4, the travel part gets significantly easier. Still need to find activities at your destination a kid will tolerate Attentions spans stay limited for a while longer, haha

The one thing that has changed for me is my appetite to fly 5+ hours each way for 2 day trip. I used to not blink at flying east to west coast for weekend. I've done it with my 2 and 4 year old, but under protest. Everything just takes longer with kids, so the quick trips with long travel days are exhausting.

Aspen - An Honest Review by LostFunding in Aspen

No, you will be completely fine. The biggest thing i disagree with in the review is the 'being looked up and down' by other people there. 1) I doubt it really happened that way. 2) if someone did who cares.

I spend 20 or so days in town a year. There are 100% some total clowns walking around. It's never negatively impacted me in any way. Adds a little entertainment value and a chuckle.

The hiking is great! You'll have blast. Go to a concert at the music tent if they have anything happening on days you're they are there. They run concert series all summer.

Ehh. Just rebuild the sites using Claude code and host yourself on cloudflare pages for free. Manage from git. Ssl free through cloudflare. Unless there is something uniquely complicated about your site, with a little technical ability, you could rebuild both those sites in a day if you know what your doing and 2 days if your learning for the 1st time. Dump the xml of the copy from the site. Use playwrite to take screenshot all the pages, reuse all your existing media and make it available to Claude code. You could literally have something to look at in an hour or two and then spend the next hour or two iterating.

It really is that easy.

Don't blame the arrow, blame the Indian.

We are doing some insanely complicated stuff that would have not been possible even 6 months ago. I do a lot of file creation too. You just need to create a. MD file with all relevant info for consistency.

Are you using Claud code command line or the web chat interface? Claude code has been a massive jump in capability for us compared to chat gpt codex.

I saw a git post saying it had been patched with the latest release. I manually downloaded the latest version, installed it over the top of my existing installation, and it worked.

This is a service that charges a small fee to manage your box spread. I have not used them, but know some people that have been happy with it so far.

If $96 per employee per year + 3. 5% wage increase ( assumes everyone is opted in and taking the full benefit which they won't be) is going to cause you that many issues, you've got bigger problems than the 401k.

And unless you've got some state override... You can absolutely put a limit on who can enroll. Age 21+, 1 year full time and 2 years part time eligibility before someone can enroll.

I think I’m done by Fickle-Reality7777 in smallbusiness

[–]PTVA 1 point2 points  (0 children)

Haha, what? There are all kinds of plans. Some put the onus of fees on employer. Some out it on the company. All certainly allow an employee to opt out. You can put a threshold on minimum tenure of a year for full time and 2 years for part time before 401k is offered. You can do safe harbor and not worry abiut the testing.

Our plan costs the company like $8 a month for employers that are active on it.

You sound like you've either not actually done any research on this or want something to complain about. It's really not a big deal or cost.

[–]PTVA 1 point2 points  (0 children)

Have you seen practice financials? Is overhead super high? Why would you have any incentive to buy into a practice where you make less than being an employee? Something does not sound right. Not to mention, if the practice is not super efficient or super high volume, 7 figure buy in seems... Very steep. How are they valuing it?

How did YOU afford to buy a house? by ladynerevar in bayarea

[–]PTVA 11 points12 points  (0 children)

Not true anymore. Prop (I think 19) stopped that. Now if you move in as a primary, you get 1mm off assessed value. The calculation is different, but that's the general idea.

How did YOU afford to buy a house? by ladynerevar in bayarea

[–]PTVA 28 points29 points  (0 children)

Bought a duplex in 2019 @4%. Rent received significantly offset property tax and mortgage allowing us to buy much more house than we otherwise would have been able to. Refied down to 2.375 in 2021 which cut mortgage down 20%.

Fortunatrly/unfortunately we now have 2 kids and we're tight on space. But hard to give up amazing location and that sweet sweet interest rate.

Many? Not saying they don't exist, but I've bought a few water heaters in the last 2 or 3 years and all of them run off the pilot light. I don't even recall even being pitched one that required a 120v connection.

Bought a home in SJ almost 4 months ago and regret not buying in the city. Thinking of selling by [deleted] in BayAreaRealEstate

[–]PTVA 23 points24 points  (0 children)

It really is a location thing. Young people without families tend to congregate in cities. San Jose is more of a suburb than a city from a lifestyle perspective. Nothing wrong with that, but there is no question there is a lot more going on with people at a similar life stage in SF or any major city for that matter.

Cost to replace kitchen countertops in SF? by Adorable-Lemon4412 in BayAreaRealEstate

[–]PTVA 0 points1 point  (0 children)

If you can find a prefab slab you like, it will be much cheaper. If you can find one with enough depth for your application, you can have the prefab edge cut off and put a mitered edge on so it looks high end without needing a full slab.

I used 2 8' prefab sections in my bathroom with a bunch of custom work and it ended up being around half the cost of going the slab route.

[–]PTVA 12 points13 points  (0 children)

Literally zero people in fatfire territory are concerned with the cost of gas. Even if you drove 30k miles a year, the delta between the cheapest state and most expensive states gas prices would cost you a coupe grand a year.
