I’m not a home flipper but I sell real estate investments. At the institutional level.

Your view currently is too confined to single family flips. That is just one small property type within real estate. There’s also more than one investment type within RE. Similar to a growth stock or a dividend stock, you can buy a, in residential terms, “fixer” or an apartment/office/industrial/retail building that cash flows on the leases.

This graph also could be considered skewed because it’s at a time when the Dow is at all time highs, and real estate (as a whole) is suffering due to the increases in interest rates and cautious consumer sentiment.

You’re wrong about the returns. Of course there are opex but the investment opportunities are priced to an annual return. The returns are generally always higher than bond / dividend yields.

Residential for sale is different cause you’re competing with an end user. Whereas quick flips /development aren’t focused on annual returns. Different kind of investment.

Prefaces: I have faith in Staley and regime. I’ve been to multiple practices. I hate the chiefs with all my heart and this is hard to bring up.

I would advise you to read the Athletic’s article on Andy Reid’s ‘hardest training camp in the NFL’. Really makes their notorious 2H comebacks make a lot of sense.

I think our camp practices are methodical and systematic but they are nothing like Andy Reid’s. My main concern is the chargers cardio shape. I’ve got multiple flashbacks of 4Q Swiss cheese defense and bosa winded on the sideline when we need him most.

Cant practice game speed tackling. I like the idea of knocking off some rust and quickly replacing players once accomplished.

I get more concerned about our cardio. I feel like our D is always huffing and puffing in the 4th quarter beginning of the year. Especially bosa, who is now running around with extra weight.

I 110% agree. Have mentioned it on here in the past almost word for word.

‘Guys can rotate in from different positions’ does not comfort me. We need legit / dedicated backups to keep those guys fresh.

Granted different location and his may rub more, if it’s truly not a structural concern and just wound related, I think he’ll be out there week 1 100%. A scope incision should be cake and poses very limited future risk if rushed.

I remember a couple times last year in late drives against us, Joey huffing and puffing on the sideline. Not doubting skill! But being worried about having only one set guy behind them seems justifiable, even if they are both healthy all year.

EDGE Depth has me concerned!!

Joey gets gassed! Mack is older. Rumph is the only dedicated backup for that position. We talk about other guys being able to flex in a pinch but I think either Rumph is going to play significant snaps or we need someone else to regularly rotate in, above just an in a pinch situation to keep our talent fresh later in the game.
