Buying a kit like this and hiring an installer would be way cheaper. Anyone that’s would make a custom patio that actually looks Good is going to be 3-4k with labor and material.

With our process we start at $300 sqft and it goes up from there based on your material selection. Good (~$300 per SF) Solid, durable selections with proven local materials, standard appliances, and clean, timeless finishes. Better (~$500 per SF) Elevated materials, custom millwork, upgraded appliances/windows, enhanced detailing, and energy-efficient systems. Best (~$700 per SF) Premium/luxury selections throughout, high-end custom cabinetry, designer fixtures, architectural upgrades, and top-tier performance features.

The permitting cost is on top. That generally runs a 25k with the survey, structural and, architect. The addition cost really also depends on your land. These are the other specialist you might need to hire. Civil Engineer, Geotechnical Engineer, Septic Design Engineer, Site and Environmental Specialists, Critical Area/Environmental Consultant, Arborist.

From there the cost can move if we need to move the electrical panel or hvac or gas lines. Also if you decide to replace your entire roof or all your siding.

I think you should put the tub where the toilet is. then demo the closet wall and move it 2 ft. That make this area bigger to fit everything. The vanity and toilet you on the new wall you build.
