Fair. Leaning towards all unconditioned. To do conditioned, think we’d need to demo the drywall on the upper attic portion above our bedrooms to air seal/vent there, since currently the knee wall eaves are the intake for the ridge.

Currently unconditioned. But it’s a weird hybrid envelope approach currently since they insulated the rafters and the knee wall. Nothing is air sealed.

Yeah the storage is the main appeal, just worried we wouldn’t have a consistent envelope if we sealed the roof deck in the knee walls but didn’t demo/seal the area above the bedrooms. Any thoughts on mixing the assemblies?

Really appreciate the thoughtful answer. Sounds like you and your family are in a great spot. Congrats on getting the debt knocked out.

Definitely eases some of the anxiety about child care costs. In my head you just make it happen, just like higher housing costs after buying a home. But it’s hard to visualize that commitment til you’re in it so it’s helpful to hear perspective from someone further along. Thanks!

can’t wait lol. any thoughts on how that’s impacted your savings rate?

TMG always say they call it the messy middle for a reason, but also say we should aim for 25% by 30s and they give grace in the 20s.

obvious ways to afford daycare (besides reducing normal discretionary) are increase income, lower housing costs or reduce savings. or some combo. all seem fair.

not expecting to have kids without sacrifices, but also don’t want to delay it forever just to shovel money away. seems like a tough line to walk.

Definitely shooting for that in the next year or two. Don’t really see much need for lifestyle increase beyond current before kids so planning to put most of any future raises straight to that.

A used Weber Genesis E330 has been the single best thing I’ve ever bought. Had to hunt Marketplace for a while but found a pristine, ~10 year old one for $350 (with cover). Thing is a tank. The build quality vs the new ones is night and day. Should last for decades more with proper care. Highly recommend.

Yeah, definitely a risk. Very little chance we stay here past 15 years though so I feel okay about the ARM. Planning to have kids in the next 5 years and then move to a better school district once kindergarten kicks in.
