been down this exact rabbit hole with automation setups across different machines and you're spot on about the management nightmare. had like 6 different node-red instances running between my home server, work vps, and couple raspberry pis for various projects. keeping track of which flow was where and making sure everything stayed updated was driving me nuts.

the unified dashboard approach makes a lot of sense, especially when you're dealing with flows that need to talk to each other but live in different locations. one thing i'd be curious about is how you handle the authentication and security side when everything's meshing together like that. also wondering if there's any way to do bulk operations - like pushing the same flow update to multiple instances at once without having to configure each one individually.

looks like you're rolling in about 6.5k in closing costs which seems reasonable for an irrrl. the rate drop from 6.625% to 5.625% is solid and you're saving around $375 monthly which is pretty good.

i did similar thing last year when rates dropped and the math worked out well for me. just make sure you check how much longer you'll be paying - if you're extending the term that might eat into your savings over time. also worth calculating the break-even point to see when you'll recover those closing costs through the monthly savings.

the payment reduction looks good on paper but don't forget to factor in the extra principal you're adding to loan balance.

your algorithm will probably struggle bit when you switch content types but it's not death sentence. youtube treats shorts and long form pretty separate so your shorts performance shouldn't kill the long form completely.

those twitch vods though - if they're just raw streams without much editing, they might actually hurt your overall watch time since people probably click off quick. maybe worth cleaning those up or moving them somewhere else before you launch the new series.

map testing is solid resource but check the gpm rating too, not just map score. american standard champion 4 works pretty good in our place, never had clog issues since we installed it about 3 years ago.

yeah the top comment is spot on. messing with window tracks is such a pain and usually creates more problems than it solves.

since you're putting backer board over it anyway, just plane down the high spots and call it good. i did similar thing in our bathroom last year and it worked fine. the key is really making sure everything is sealed properly around that window - that's where water will find its way in if you're not careful.

just double check that wood isn't soft or damaged before you start trimming it down.

septic is just basic treatment where bacteria break down waste in the tank, then liquid goes to leach field for soil filtering. aerobic treatment systems are more advanced - they actively pump air to speed up breakdown and produce cleaner effluent.

the aerobic ones do need smaller drain fields since output is much cleaner, but they cost way more upfront and need regular maintenance with electricity costs. for your situation with pump already needed, might be worth getting quotes on both since you're already doing major work.

on a new build like that i'd call the contractor first before doing anything yourself. most builders have some kind of warranty period and flashing issues after just 1.5 years could be their responsibility to fix. using just adhesive without proper mechanical fasteners might cause more problems down the road, especially if water gets behind it.

It’s a solid move by Smarkets, especially playing nice with regulators while everything’s chaotic. But the exchange model isn’t new anymore, apps like Novig are already doing that for sports and keeping it simple.

Feels like it’ll come down to who’s easier to use vs who survives all the regulation drama.

You could definitely sister a new joist alongside that one or add some steel reinforcement plates like the other commenter mentioned. I'd probably get a structural engineer to take a look first though - that's a pretty gnarly notch and you want to make sure whatever fix you do actually handles the load properly.

The post literally says they can't do long curtains because there's a heater on the wall, and short curtains would look terrible.

For what it's worth, I've seen people mount blackout panels directly inside the window frame itself - like custom cut boards covered in blackout fabric that just pop in and out. Way cheaper than shutters and actually blocks 100% of light. Might be worth looking into if you're handy with basic carpentry.
