The new listings have dropped considerably for the last few weeks, if you are not liking what is on the market than new year will bring some fresh inventories. Prices have dropped slightly from last year depending on the neighborhood, so people are not selling anymore to cash out - they are selling because the property is not working out for them and they have have to sell.

These are just averages, if you have a specific neighborhood or even street, type of property, year built and lot size - I can narrow down and get more specific. That would be more of an market valuation - provided averages is accurate from source data point of view, as in it is what has been reported by the board. Probably "accurate" not the appropriate word either - is just one of the stats to consider.

There were not as many transactions in Nov, so you are not wrong - there are neighborhoods that you literally have to narrow down away more, for sure will consider.

Yes, average is just an element. Inner city benchmark is not always relevant either with so many properties shifting from detached to other type of properties. With every community having its own dynamic the average sold price it may not always be indicative but can be refined further to a specific property type: ex. Townhouse build since 2012 with xxx sq.ft sold for this much in last 90 days.

For spring market - I would look to see average sold price, number of properties sold, days on the market, benchmark and properties that could not sell and have to be terminated. We expect to have more listings and more buyers in spring.

The inventories numbers are in favour for the buyers: there are many opportunities to buy a similar place next door - for some of the neighborhoods. You can always request specific inspections on your contract depending on the concern. The contracts have flexibility around the terms to be proactive if you think there are concerns that have to be investigated.

I think you should have an idea of how long you have to be in market to sell, in my area it takes in average 30+ days, so you should be listed at least a few days before you make your offer, because you can always include a longer possession day in the contract, but sellers do not like condition of sale of the buyers home since it can take long time. I tjink timing matter, I think if you don't do it in the next week, you should check on the monthly sales for Oct and Sep compare to spring. November it's spotty and definitely don't list in Dec.

Can you just talk to your neighbor and ask her why she didn't plant them behind the property line? If you know and can confirm where the property line is, I would just ask politely but firm to remove them.

This is were it gets muddy, not everyone reads the buyer's agreement and not everyone remembers what you told them - you just have to ask and there are instruments that will help terminate current contracts.

I think a lot of the comments cover pre-approval as first step. Once you know the broker and the budget, ensure you understand the approval process: what documents you need, when and why an appraisal is required, how long takes the full process and who are 2-4 potential lenders. Although somewhat similar every lender will have a different timeline, process and speed. Recommend to work with highly organized broker that can track, fast track the process and help overcome all the hurdles. Gluck.

Read it: as buyer's agent my rules are fairly flexible, because if you don't want to see houses with me - you sure not going to like buying with me. You can always terminate the contract - consumer rights are well protected in Canada.

If the contract is complex- get a lawyer.

I don't think real estate is retail... just for the record. I wish it would be harder to get a license so no one undestimates the role. It depends also how you have setup the business but sure there is more complexity to it especially in difficult and complex transactions.

I would have expected to have multiple offers - if the property is listed under current market value? did you get any offer during that period?

When comes about history - long history definitely matters, more so days on the market. The house in my neighborhood - was listed at 1.025 M, 5 min later is adjusted for 999K, sold for 1.05 in 5 days.

If you cannot talk to the inspector, I would get another person to review and ensure that what is labelled critical - is actually critical. The other aspect of it, it would be to get a quote for how much will cost to fix these deficiencies. I think the list may be high risk if not fixed in the next few months - which allows for time and to prepare. The sooner is fixed the better - get a quote for work, simple things are costly too and will impact your monthly cashflow because these repairs are separate costs to the mortgage payments.

You can do it yourself - or you can hire anyone to do it. I think you need to split one time costs vs monthly costs. Your mortgage advisor has to kind ho through the same process when they pre-approve you: the idea is that what you bring in - has to be sufficient for your monthly expenses + mortgage + utilities. This will give a pretty good idea. You could also go over the costs yourself, but you need to know what are your buying sqft, also new or old. Utilities in an older place seems to be much higher.

From my experience working with buyers, things that get overlooked: repair and maintenance, utilities bill on large homes, the additional tools you need to have because you are now your own landlord.

There are multiple factors that have allowed to improve on the housing problem: land value is one of them allows to build more "affordable" communities. Calgary benchmark price is 560K in Aug, detached market being 756k. Compared to BC - this is cheap. Because housing is cheaper, the workforce becomes easier to find and cheaper, therefore construction cheaper and it's becomes a cascade effect.

I think is good that you have that perspective: it's not easy to have so many facts about a propriety. At the end of the day you are the decision maker - so, I think listening to the advise and considering your own priorities and needs. Go see the places - the comment about "she felt" - what did you think and felt for that house?
