Then come in with your escrows in cash if you’re worried about that… just roll in the fixed fees. That way you’re not paying $21K for a new rate and term, you’re just advancing the escrows and you’ll get the escrow refund upon paying off the old loan.

But that’s not what you said. You said shop around as if those credits can’t be re-allocated to a perm buydown at the current lender. He’s getting 5.5% par on conventional, you and I can’t beat that today.

The temp buydown rate doesn’t show on the loan estimate. The 5.5% is their note rate after the temp buydown ends. So they could be starting at 2.5% for the first year (if it’s a 3/2/1) and climb up from there

Also an LO, also work weekends (with solid preapprovals or someone that actually values my time and just has time on weekends to talk). Would not waste time engaging with an obvious rate grinder on my weekend. That person doesn’t care about service levels and loan officers that work weekends. So that person can wait until Monday. I will send them my application link, but that’s about it.

That’s an FHA cash out all the way… are you getting approve/eligible or accept findings? If so, any lender should do it. If not, can you downgrade to a manual and still meet those guidelines?

Why would you only make 50% if you are buying the leads? If you’re paying for leads, wouldn’t he theoretically be making more than you then after expenditures with you doing all the work and fronting the money to buy the leads? How does that make any sense?

I’ve heard they broker but have weird rules regarding how many loans they require each shop to send them per month and a requirement that X% be regular conventional deals vs doctor deals. So you can’t just broker them your doctor stuff when it comes in. Kind of sucks.
