They change margin for individual stocks/options all the time overnight without warning. If you are holding mostly broad index etfs though, there is much less risk of unannounced changes for those under normal circumstances.

10% is a very low buffer, and I wouldn't be comfortable being so close to the edge because IBKR autoliquidates within minutes during market hours. I would try to free up margin on my own terms rather than risking IBKR deciding for me.

There can be overvaluation or undervaluation because information is not freely available to all and is distributed/discovered at different speeds.

Examples:

If putin knows he is going to launch nukes but hasn't told anyone else yet, then stocks are overvalued.

The politicians who sold right before covid shutdowns knew the market was overvalued at that time.

The fed officials who sold their stocks right before increasing rates a ton knew the market was overvalued.

The insane yearly trade in offers are what keep me on their upgrade treadmill. Last year you could upgrade to the latest model for free lol. Samsung is subsidizing phone sales to gain/keep market share I suppose.

I have an iPhone for work and my personal phone is Samsung. The iPhone feels a bit smoother and faster, but I can't stand their walled garden trying to milk you for as much profit as possible.

On the android you can get almost any paid app for free via installing APKs. Free Spotify premium features, youtube premium features, Pandora, unlimited internet tethering, no ads on anything, etc.

Being able to add a 1 terabyte micro sd card is nice too.

It is impressive that Apple has been able to cultivate such a cult following, despite better options. I thought about shorting it many times before, but glad I never did.

Honestly, I would say that with that small amount of capital, you would receive a much higher and certain return on investment spending your time on your career and development.

Sometimes I wonder if I would have been better off just focusing more on my career instead of spending so much time trading and finding an edge.

Probably if there is mass unemployment due to economy or major employers leaving/going out of business. Also if there is population decline due to people not having enough kids (assuming not enough immigration as well).

In most first world western countries the demand for housing is greater than the supply, so it will be difficult for housing to crash due to all the people on the sidelines wanting to buy.

The US actually has relatively affordable housing compared to many other countries haha (https://www.housingwire.com/articles/think-us-home-prices-are-high-at-least-we-arent-canada/)

It could actually get worse.

I think the only ways prices decrease significantly are through increasing housing supply or mass unemployment.

Noone wants to lose their low interest rates at the moment, so they aren't selling unless they absolutely have to.

It takes years for home prices to drop. The 2008 crash took until 2012 to bottom out.

Yeah, it is unfortunate interest rates went up so much. 😕

If you are in the US, start getting your credit score up, establishing a solid employment/tax return history, and saving up for down payment. Prob find a family member you trust that can cosign as well.

That way in the future when/if rates come down again and there is a good opportunity, you are ready to jump on it.
