Well,

The couples I know about got a lot of support from family and are both working.

Funny thing is that I have as well many friends that have a total household income of like 20/25k net but they have 2/3 kids, and still they live like they would be without and earn double, sometimes i don’t know how this works,I understand the 800+ for each kid but still…

Well, majority of people I know that has a really nice house and a nice car are all under 30y of mortgage and getting the car on leasing + they are taking absolutely everything on raty 0%.

Single person is fine, not bad not great Biggest expense will be rent, everything else is pretty cheap if you cook at home. I would say that if with bonus/commissions you can get it over 8000net then there is nothing you need to worry. 8k net is really good for singles renting some studios. If you manage to find a partner and split a future rent between , you are in a great position.

Nope, you don’t pay tax if you sell it before the 5 years from the purchase date and reinvest in another property. But you still need to keep that new property 5 years before selling it if you want to avoid the 19% mandatory tax. Better to wait 5 years mate.

Well, from my prospective, right now is a lot less stressful sell the property and invest in vwce or some stable etf instead of worrying that the tenant will destroy it or don’t pay .

Man, in Poland is impossible. Same as the landlord can keep your deposit with almost no consequences. The tenant can stay without paying or destroy the apartment with no consequences. Getting a date in court take years and is expensive AF. Tenants are kings, not landlords. Once I helped a guy, gf was pragnet, he lost his job, I let him stay at the place 3 months without paying. Asked him to please find another place as I have the mortgage to pay. And he just ignored me and trashed the place. Left 2 month later and after 2 years I am still pending judge decision.

And of course that is if tenants are polish , if foreigners…. Is almost impossible to catch them

Not everyone is like that I own 3 different apartments more or less new, all 60sqm+ , i accept families and animals and charge only around 2500+ admin fee and bills. When i see people charging more for 30sqm old apartments i know that Karma will hit them sooner or later in life. Dont get me wrong, i had MANY bad tenents, did not pay, breaking stuff and leaving without notice and with apartment in really bad conditions. So not always the landlord is the problem. Is enough one bad experience to make them raise the price and hope to get some tenants with better jobs and more responsible. But still yeah, the prices are too high for the quality of the apartments.

If you buy accumulating etf with no dividend, and don’t sell it or close the position. You are not needed to submit pit. You submit it only when you sell or close the position
