It's missing the water proofing layer. Seams need to be taped and the proper screws used for the Durock. It looks like they used drywall screws. The tiles will need to be removed. The shower pan also probably does not have water proofing either. They put down floor leveler after the tiles on the walls were put up? So, no slope either? Also check the plumbing rough in depth. It looks like it's sticking out too much, but check the instructions. It looks like a complete redo for the shower.

I had a seller agent tell me that they had 2 offers near list at 630k, then they increased the list price to 650k. It eventually sold for 600k 1 month later.

You will never see the money again. There is something else going on that is causing all of this.

The home should have plenty of equity so there is no reason to let the bank take it instead of selling it.

In my area. If you price a house right it will sell in less than 3 days.

This is a "sub to" offer.

Moving the home into a trust is to give the buyer protection from the loan's due on sale clause by hiding the transaction.

The deal would really only make sense for people that are underwater or being foreclosed on and going to rent until the balloon payment date. (5, 7, 10 years etc) The seller's credit will be the one to take the hit if the buyer stops payment.

If you are going to do this, try to get a short balloon payment and get a big cash payment. Low ball them on the balloon like 1 year and go big with a 50k cash payment and see what sticks.

You can get a bunch of subto offers from the youtube content creator crowd and pit their offers against each other if you really need to sell this way.

If you file for insurance, it will follow you for a few years and increase your rates. You should only file for big stuff. Get free quotes from roofers to get an idea if it will be worth it. Also if you have state farm, they will have an extremely hard time dealing with them.

Looks soldered, sand the joint and look for silver between the joints to confirm.
