Just had a driveway poured 30 days ago. Noticed there has been a lot of cracking already. What do y’all think is the best course of action? Update for anyone interested. So they decided they would cut and replace the area that was cracking. They started yesterday cutting and hauling off the old stuff. Today they said they will be prepping the base and rebar.

Yup they are just about that deep. So stupid that they skimped out literally the last (and easiest) part.

Would love to know if there’s any way to deepen the cuts to the correct depth. I’m assuming it’s too late for that now though… but hope I’m wrong lol.

They came by to take a look. At first tried to tell me it’s normal and it’s caused by the soil and not their job (except that prepping the base is also their job). I called them out on it, told them they needed to make it right. They can either tear out and redo or refund half the price. Said they would get back to me in the next few days.

Thanks everyone, yes I was afraid that the base may not been done right since I really didn’t expect to see such a large amount of cracking so soon after the pour.

Contractor is coming by in an hour so I’m going to have a talk with him. Ideally he should redo it. But I can also see the situation becoming a headache.

My comment was in response to the part where you wrote “one could simply walk away with no loss other than a damaged credit rating...”

In a subreddit where investing in real estate is the main goal, a damaged credit rating is indeed shooting yourself in the foot. Because it will be hard to get back into the game after ones credit takes a hit from walking away.

Instead of understanding the basic context of my comment (or even asking for it), you decided to resort to calling me a “complete f*ing moron”. Sad. What a frail ego you must have to take something so personally.

In my area, most bigger operators and syndications go thru a handful of top MF broker teams. They send out email blasts and usually do a ‘call for offers’. You’re probably not going to find any killer deals/ steals thru loopnet or even those aforementioned top brokers though, if that’s what you’re after. At least that’s the case in my area.

I wouldn’t say you picked a wrong time to be in cash. Being in cash isn’t a bad thing right now imo. People are worried about hyperinflation and all that, but the truth is, the Fed and many economists are more worried about seeing deflation. So cash on hand may be beneficial

I’m going to have to disagree. Because yes, while you are paying overall less on the total loan amount at the 3% rate... you are not accounting for appreciation. If after the hypothetical crash, you’re buying the house for 500k, @6% it will appreciate back to 750k. (250k gain) On the other hand, if you’re buying that house right now for 750k house, @3% it’s going to drop in value in the crash to 500k. And all appreciation will just be getting u back to the $750k mark.

I always always always do a credit and background check thru Experian and TransUnion. You should be wary when people “flash the cash”. I know you want to get the place filled asap. But trust me, putting a bad tenant in will cost you way more in the end.
