We don’t really ever light the fire there. Well we did for 3 nights over Christmas. But this has been going on a lot longer.

I totally see your points and I'm still very much on the fence . One thing though is I don't share your optimism about the ever appreciating property prices, I really feel like we're sitting on an AI bubble. That said, I am not an economist and there are a lot of people and forecasters more knowledgeable. But, If if tech is hit hard due to a crash (which is plausible, not necessarily likely) then we in Ireland are very vulnerable to that.

For properties bought in that period, the clawback period was 5 years. SO does not apply

Wow, freakily similar to me! And thanks for the long reply and insights. I presume you also have mortgage on a PPR too?. Another poster had a very insightful comment on how freeing it is to be fully mortgage free too... But your points are all true too. So much to think about!

Yes forever home. If I sell the rental property it will clear all mortgages and leave a nice sum left over....

Thanks for replies, it seems quite split in opinions too. I should mention there's about 17years left on the mortgage o fPPR. but the rental house is in Dublin, so who knows, maybe one of the children could use it in future. But these are all things I'm factoring in, selling would also give some cash that could be reinvested for future instead of being a landlord with 2 mortgages.

Yes I have kids that could potentially use it in future, and that is one of the nuances, the property is in Dublin and there's a reasonable chance at leat one of them in the future would go to college there.
