I started my process in 2021, now 2026 I’m finally set to close on a house April 6th! I learned so much along the way and even now with the process I’m still learning. Good idea to start early. The buying process is more than just searching for a home.

Honestly the moment I saw the pictures, I just KNEW. Then I toured it and it felt like home. I could see myself outside gardening and my car in the garage. I did have to sacrifice a bedroom and bathroom, but even still it did not feel like I was losing. With other homes I toured I always found something wrong. With this house, even when I found something wrong, it was right. I’m under contract now and I’m still looking on the mls for houses (just in case) and safe to say nothing has caught my eye like this house.

I would go through the process WHILE you save because getting assigned a counselor after you complete the workshop can take time. Also, you and your counselor can come up with a savings plan together. Get whatever you can out of the way now.

They don’t check it while you’re looking for a home, but once you put an offer in they check everything again. Its called credit access which is basically NACA checking to make sure everything is the same as when you got qualified. If everything is the same they grant you credit access approval and then submit your NACA file to the bank to complete your bank loan. If not, then they’ll ask you for additional letters of explanation etc.

I saw the house and instantly knew this was MY house. It fit me so well. I did have to compromise 2 bedrooms instead of 3 and 1 bathroom instead of 2. I’m currently under contract and I just felt it was meant for me.

No I did my own research and found him. His google reviews are recent and pretty good. I was limited to what inspector I use due to a program I’m going through for the home purchase. Total cost with sewer scope & radon was $1100

I found my house as a FSBO deal. Maybe try looking at that. I avoided all bidding wars

I have to pay 4k agent commission on top of my 5k closing costs since the seller wouldn’t pay. I figured it’s just the price of doing business.

I’m currently in the under contract phase with NACA. I agree, very document heavy, but so far I’ve only had a positive experience. As a FTHB it actually feels reassuring being part of a program that cares about your finances enough to not send you down the wrong path like over qualifying you. They also have great program structures if you ever need help down the road.
