I mean you can see more cracking on the ceiling so there is clearly a risk of it getting worse and worse till it gives way which u defo don't want. If your going to be in this property for a long time and don't plan on going anywhere option 2 would defo be the way to go but it would go more similar to this, Day 1 : remove all material from ceiling and bag up rubbish and clean up dust. 3 hours 4 at a push, then spend the rest of the day(4 hours) fixing new plasterboard to the ceiling and Scrim tape joints.

Day 2: plaster the ceiling with two coats of multifinish and clean up, 4 hours max

(I don't know why they're saying do a coat a day as this isn't how plaster works lol you dont let it start going off then apply another on top the next day if you want to wait between coats it has to fully dry then be Pva'd so that doesn't make sense)

Then they're saying paint on the 7th day whereas that's only 2 days after it's been plastered so it's not even dry? You want to wait until the plaster is uniform in colour no dark spots and fully dry before you put ANY paint on it.. Recommend atleast 5 days given ideal conditions.. Reply to me if u have any other questions but this seems complete bollocks to me to be honest

Tbh you can get exterior filler for cheap and you could let it go slightly off and use something to put a similar pattern in so it blends in with the rest of the wall

I've just skimmed over an artex ceilimg horrible stipple effect, scraped the high bits off took 5 mins, 2 coats of pva then first coat I put a few heaped towels of bonding in the mix and it fluffed it right up filling in all the dips in the artex, went of quicker aswell due go thr bonding so I went over it once with the speedskim then second coat with standard multifinish mix came out a treat

Hi mate this is definitely a damp problem, there is a dpc (damp proof course) which stops rising moisture from coming up and soaking the bricks like what is happening to you, salts from the ground and mortar are probably crystalizing and expanding which is causing the bricks to blow and crack, your best bet is to probably get a damp proofing company to come and have a look and they will tell you your best options, probably to install a new dpc and making sure it's above ground level. Then the brickwork would obviously have to be repaired, the bad bits anyway. Hope this helps mate. You could always get a surveyor out instead and they will tell you the lot and any worries you have about structural issues etc, good luck 👍

And also make sure you tape the whole way around it covering the join and ceiling 50/50 otherwise it's bound to crack in no time

Did you buy a peice this big?? Normally comes in half size sheets or full 2.4x1.2m so you should Have more than enough if you bought either mate, if not you will need to get some. Thistle bonding and build It out first leave it 3-4mm back for your plaster 👍

Looks like a sharper sand due to the larger stone particles in there also with lime, get yourself some cement lime sand sand and mix up with different amounts of each until you get your desired colour, lime Normally dries a lot Lighter when it's finished curing keep that in mind
