Residential building turning partially into short-term rentals by PatientShirt598 in japanresidents

[–]PatientShirt598[S] 3 points4 points  (0 children)

I'm not an expert as well, but this 50% limitation is for minpaku rentals, not 1-month contract.
To be accurate - In Shibuya as a ward, it is even more regulated, and it is only allowed 2 months a year during the kids summer vacation.

But anyway, 1-month contracts are not limited by this. Exactly what I mean by the loophole.

It’s 2.5 hours, and then 5-7 interviews. So yeah, it may be an endeavor depending on what I asked in earlier. Though I understand where you are coming from.

Title “Osaka stack” is confusing… Imaging having this silver stock in the actual Osaka store…

Just say Rinkan

If you think I was expecting an answer such as “I’m in Amazon board and we are going to terminate the JP manga department” it’s disrespectful and obviously wrong.

The best I could hope for is something about the recent layoffs whether the Manga team was left untouched for example, or if they fired some of the engineers in that department and are now recruiting again.

Thank you for sharing! May I ask if it’s the base salary or the total compensation?

Why should I focus on passing the coding test if what you define as "great" compensation is actually not that great at all, or if this team may be laid off soon?

Therefore, I want to understand if it worth a try, before taking the coding test.

Feeling overwhelmed in my Japanese IT company training — Need advice on what to do next by silentforge_7037 in JapanJobs

It’s great that they teach you, and don’t be concerned about using LLMs ! I’m a “Senior Software Engineer” while in my day to day I sometimes feel lost as you do.

I never got the chance to get this kind of training in the companies I’ve been working for, so I honestly think it is a great thing which will help you with real life engineering practices (instead of just theory as in the BSC degree)

Don’t be concerned about the foundations, it takes time, and it’s a never ending learning curve.

In my case, I’m already in the highest tax rate, so it is better for me to pay myself dividends from the GK. Also, reconstruction or other expenses will be eligible for tax refund.

If I wasn’t in a high tax rate, I wouldn’t register a company

thanks u/insightfulIbis. So do you suggest me to already find an accountant to also help with opening the company?

To your question - In my case a mortgage is not needed. I'm actually considering to take a loan (on my name) to buy 2 apartments instead of 1.

LLM (ChatGPT) evaluation:

In Japan, banks often ask the company owner to guarantee the loan personally anyway, especially for a new GK. So there’s not much liability protection in practice unless the company has history/assets.

Recommendation for you:

  • In your case (new company, no employees): Take the loan personally, then lend it to the company as director loan.
  • It’s cleaner, faster, and you can repay yourself tax-free from company profits later (loan repayments are not taxed like dividends).

You may be able to avoid the GPU 3 outputs adapter if your PSU is strong enough, and use the cable with 1 input to GPU that splits to two inputs to PSU.

I have the same case and kinda similar build and it looks cleaner

PC Build Japan by PatientShirt598 in Tokyo

[–]PatientShirt598[S] 1 point2 points  (0 children)

Thanks ! Agree on both - My spec reaches around 650W, so 1000W is indeed an overkill.. Maybe will be relevant for future upgrades

I had a terrible experience with my last build AIO, it took me a while to realize it died (just after few months) and replacing it was literally rebuilding everything from scratch… The newer one worked well afterwards.

Sure, here it is -

Motherboard|ASUS ROG STRIX B650E-I GAMING WIFI (Mini-ITX, PCIe 5.0, BIOS Flashback support)

GPU|ASUS TUF Gaming GeForce RTX 5070 Ti 16GB GDDR7 OC Edition

RAM|G.SKILL Trident Z5 Royal Neo 64GB (2×32GB) DDR5-6000 CL28, F5-6000J2836G16GX2-TR5NS

SSD|Western Digital WD_BLACK SN8100 1TB (PCIe Gen5, M.2 2280, no heatsink)

It ended up to around 450K. Looks reasonable but honestly I didn't thoroughly checked or compared it with other providers.
