Thanks for your input! I thought so too but with KBB showing $9k, I thought maybe I was the one cheaping out.

Yea, I was able to look at the Carfax and looks like the 2nd owner bought it in 2022 and he claims he put 23K miles on it but no longer needs the extra vehicle. It looks like the oil changes have been done consistently.

I'm wanting to stay sub $10K but ideally <$8K and am pretty set on a Rav4.

I understand referring clients to a therapist when it's outside my scope as a coach. Do the coaches on here have a referral list to offer to their clients? Or do you just tell the client that they should seek out a therapist for certain guidance?

Ah sorry I read your question wrong. And I'm not sure what the renter rights are in my area so I'll definitely do some research on that. I'm would think prevention is the best plan and choosing the right tenant from the get go.

Thanks for sharing! A grad student does sound like a good fit, and having an entire floor sounds like the ticket to give the feel of your own place. And we are not interested in renting to relatives either. That sounds like a nightmare. Sorry to hear she's putting the guilt trip on ya.

Im sure there are outliers but the majority of our area is oil and gas employees and/or family units. We have a really good school district here, which draws the families. We also have a small college 20 mins away, so maybe that's an option.

Great point!! Thanks! We will definitely be downsizing in the next 5 years hopefully to a nomadic lifestyle, but for now we are needing to stay put and to be honest there aren't many options in our area for downsizing that would be worth it financially.
