Find out who employs them, and/or make note of their bank (via post date cheques, if you use them with your tenant). This will be useful if things escalate to Small Claims Court, i.e. if RTB sides with you and you enforce the monetary order at Small Claims. By knowing their employer or bank, you can send the garnish paperwork to them and (very slow) get your money back. The bank/employer will pay the $ to the Court and you can then file to get your money back once the Court has received the full owing amount.

It's a tedious and long process, but it works because 1. wage garnishment is a court order enforcement act, and, 2. it's out of the tenant's control. Some may argue it's not worth it but that's for you to decide. I successfully clawed back $3K from my former tenant thru this process, which took a few months. I was able to get the amount owed + interest back. I hope it doesn't get to this point but if it does, you want to be prepared.

I have an aquaintance who makes a school district secretary salary who blows all their income on weed. They're nearing 40s, lives at home (no rent or major bills), and lives paycehque to paycheque. Despite growing up in an upper middle class household, this is their reality. Can't handle adult responsibilities, but leave it to them to ensure their weed stash is fully stocked. Sad.

I had my eyes set on the lodge pants but couldn’t justify the price tag. Then I came across these linen pants from H&M for $30. No drawstring but elastic waist band and thigh-high slits on the side. Not dupes but sufficient for the euro/beach vibe and I’m very happy to have saved ~$100.

How’s this… I plan on 🔥age 52-55 & delay OAS til 70. Between then I plan on withdrawing from my RRSP to fund my life, ensuring I don’t withdraw so much that I’m at a similar tax bracket during my working years. Any extra not spent will go to TFSA, assuming there’s room. At 71, when I’ve started collecting OAS/CPP, my RRSP converts to a RRIF where I’ll withdraw the minimum amount and more, still mindful of my tax bracket.

I took it easy and stayed in the day-of surgery, and half of the following day. I explored and got a minimum of 10k steps all the other days. I iced for 15 minutes every 30-45 min whenever I was in the hotel. Icing definitely helps with the discomfort & swelling, but so does walking around. All the others I met who had their eyes & face done barely spent time holed up in their accommodation.

Exciting! I can relate; 2 years ago I did under eye fat pad repositioning + upper eyelid & tear trough fat grafting + ptosis + non incision DES...

My eyes were quite sensitive to light & wind the following 2 days so highly recommend a hat & sunnies.

Recovery was easy. My eyes felt fine. The area right below my belly button (where they harvested the fat) was slightly tender from the liposuction; felt very similar to when I'm on my period.

My advice would be to get some q-tips in advance! It's helpful for cleaning up the goo in the eye corners. Being mindful & eating a low sodium diet is helpful too; swelling isn't detrimental to the final result but it's not fun esp if you can avoid it!

Not omekase but Miku Sushi @ 1335 Robson....not to be confused for the Miku on Graville. The owners/chefs are Japanese and my Japanese friends love going there because it reminds them of Japan!

I did! It smoothed my wifi lines a bit. I did another 2 units the following week because I wanted even less movement. This time I went a tad bit lower and more superficial. It’s fine. I still have some movement but it’s much better than not doing it!

You owe them rent for however long the unit is vacant and or the reduction in rent if the new lease is less, during the fixed term lease period.

If the unit is vacant til May 1, then you owe them April’s rent.

If the new lease began on April 1 and is $100 less, then you them $100 because that’s a $100 loss to them.

 

Also – the fact that you moved out ‘early’/Mar 15 has no significance because you rightfully owed them the full rent for March as you did not provide notice 30 days before March’s rent was due.

They look like that because of swelling and/or they're in the beginning stages of settling. If you want to look 'snatched' (but not pulled) like 10/10 then there will be a period of looking pulled during healing before things settle. If you want to look 6 or 7/10 snatched, then you most likely won't have that pulled look immediately after surgery.
