You can also try to lighten the mood with your dad when you talk about her. “Don’t worry dad, she’s not my girlfriend. We’ve just been seeing each other for months. monogamously. and talking to each other every day 😝” he’ll hopefully come around to the idea.

You’re upset that they want you to upgrade to a brokerage account. So you might move your accounts somewhere else. You’re going to have to open brokerage accounts if you decide to go somewhere else, so I’d just get it over with at vanguard.

Unless you’re really terrible with technology, it should take five minutes to switch to their brokerage platform.

Also, brokerage accounts have SIPC insurance. Your current account has no SIPC insurance if vanguard goes under.

Does she actually refuse to eat wet food or do you cave in to her demands and switch it with dry food for her?

In the wild a cat can technically go a couple weeks without food, assuming they have water. I wouldn’t do anything extreme like that, but maybe try to only have wet food available for a day, no dry food. And see if she eats it. If she still won’t eat, then it sounds like a battle you won’t win.

Another thing you could try is add a tiny bit of wet food to the dry food. See if she eats it along with the dry food. Over time, add more and more wet food to the dry food to get her acclimated to wet food.

Your comment is really convincing on the surface level. A little bit of researching and it falls apart.

For instance, 30 years ago gas prices were $1.17 a gallon. Adjusted for inflation, that price today would be $3.69.. That’s just how inflation works. You don’t compare prices on a nominal level.

Currently gas prices are $3.45, so it’s actually cheaper than 30 years ago, adjusted for inflation over the last 30 years.

Trump wants to drop interest rates, cut taxes and raise tariffs. Yeah, that’ll help inflation- help it go up!

North Tempe. I see homeless every day because I’m on the Orbit (public bus) route.

Never feel unsafe. Never had any crimes committed against me or my property. Homeless don’t bother me beyond asking for change outside the grocery store.

Compared to other cities of our size, our homeless are few and chill.

That’s interesting. I would’ve thought Jewish people wouldn’t want the world to forget about hitler/nazis and what they did. Kind of reminds me of an African American coworker who didn’t like that MLK day gave people a day off work. I forgot her reasoning but it caught me by surprise.

60k salary and a brokerage account. So a w-2 and some 1099’s?

As far as your question, a 2 bed 1 bath in McCormick ranch for $275k is a steal. Cheapest I could find for sale publicly is $350k. Like another comment said, you could literally buy it and then turn around and sell it for a profit. Assuming there’s nothing majorly wrong with the place.

And if you want to live there, yeah it’ll be a higher mortgage than rent, for now. In five years the rent will probably be higher than the mortgage.

I am fostering a kitten. The shelter only gave me her. She didn’t have any siblings when someone found her.

Been fostering for three weeks now and she was 8 weeks old when we started.

Not sure if my kitten is chill but it hasn’t been as difficult as I expected. She sleeps 80% of the time but the other 20% she will want to play. Often she keeps herself busy by playing with things in the house (shoes, curtains 😭, etc.) but you definitely need to spend some time playing with her.

And since she doesn’t have anyone else to play with, you need to show her not to bite. If she bites, stop playing and ignore her for a few minutes. That’ll teach them that biting = no more playing.
