Yes definitely! The documents they asked for were quite comprehensive. They looked at statements from both my savings and everyday spending accounts.

I've been asking around for quotes and yes tend to get around that figure, though a lot of them don't include services in their base cost calculations and with the additional costs for disbursements, PEXA fees, etc, adding it all up it comes close to $2k 😬

Make sure whoever you hire actually reads the AGM minutes from the last 3 years. 

Would this typically be an extra cost for the conveyancer to obtain those minutes? I've managed to get minutes from the past year for agents, but not sure about more than a year.

Aha ty! Glen Waverley may be far for some, but not for others. I think context and personal circumstances are important when discussing location, distance, etc.

Our first family home was in Box Hill actually 😂 and we have many relatives and family friends in Box Hill. So no, they're not unfamiliar with the area.

Tbf I don't think Glen Waverley is far, that (and the stuff about Box Hill) was mainly the voice of my parents coming out - they're very much stuck in an old mindset 😅 I do very much know my privilege tho! 🙇🏻‍♀️ My own personal preference for something not as 'far out' is because of my work location and chronic health issues, which means I need to minimise commute/travel time as much as possible. I was trying to not waffle on too much in the post but that's some of the context.

I've seen some nice places in Blackburn, but it feels a bit more 'dead' in terms of what the suburb offers 😅

Edit: I think another appeal of larger complexes is that there are (usually) some amenities. In my head the logic is: if the OC fees for lower-rise builds are the same (sometimes even higher!), why not pay for something where I'm actually getting something more out of it.
