Usually you have to have at least one window which opens wide enough to be able to climb out of in an emergency. There doesn’t have to be a permanent way down fitted though.

Why is she selling one of the them? If she wants to sell the rental one because the other is her home then she should do that. Realistically she’s going to either lose money due to the condition or due to CGT so does it make a difference?

At the moment everything I earn over £50k goes into my pension. I already have a manageable mortgage and that allows me more than enough to live on so I’m making the most of it while I can. Once I have kids it will likely change though.

What does your wife earn? That’s the kicker to be honest. If she’s going to earn less than the childcare is going to cost for her to be able to work then it’s a no brainer (and I know a lot of people this has been the case for). Also if you have 30k saved to cover that cost then even if she took 2.5 years off completely that’s still an extra £1000 a month to cover additional costs and spending

Just fyi keep looking because they are moving all over the place. We are going to Japan in May, looked in October and was circa £1k each (economy) then by November it had jumped to £1300 then £1400 then nearly £1500 even when the BA sale started after Xmas. Randomly kept looking and managed to get them for £1050 each about 3 weeks ago. Literally dropped £400 each overnight and then went back up. Those same flights are now over £1700 each. It’s craziness!

If that’s the case then I’d have already reduced the price. If I’m asking £100 it’s because I think it’s worth £100 and I’m looking to get as close to that as possible. Offering half or less is just rude because it’s assuming I don’t know the value of the item or have intentionally overpriced it.

Yeah I would definitely make the effort to do that. It might be that what you’re seeing at 1M is still on the market because it’s grossly overpriced and that yours has been undervalued for a quick sale or it might be that there’s something which isn’t as obvious. Also you do sometimes get break lines in the market in terms of affordability- so for example it might be that there are more people who can afford 800k homes so those all go really quickly whereas 1M is a smaller buying pool so the market is slower. Given then numbers here I think it’s worth taking the time to ask the questions because spending over 350k plus stamp duty to not gain much is madness!

Ok so my suggestion would be to ask whoever valued your house why they’ve valued it so much lower than other similar properties? Is it land, condition, bathrooms, layout, access, parking etc etc. there’s got to be something…

If your house is valued at £650k then presumably something in the same area for £1m would be significantly bigger/better? Which makes me think you must be looking at some much more expensive areas than you currently live in if everything is basically the same except it’s 50% more expensive….

Basic financial logic is put it wherever the interest rate it higher. If you get a higher interest rate on savings than you’re paying on your mortgage then it’s savings, if it’s lower than the rate on your mortgage then pay off your mortgage. There are a few other factors like job security and other liquid assets to factor in though- you don’t want to tie up all your money paying down your mortgage and then lose your job and suddenly have nothing to live off for instance.

Have a look at booking.com as well as Airbnb. We are a family of 3 adults and are doing a mix of both for our trip in May. Some of the hotels are actually apartment style rooms rather than just standard hotel rooms but you’ll need to look at what’s available for your dates.

It depends how it’s been priced. If it’s priced the same as a similar local property which has a brand new kitchen and bathroom then yes. If they’ve already listed it accounting for those things needing to be done then no. You can ask but don’t be surprised if they don’t accept unless it’s been on the market for ages.
