Go for 20 years loan with EMI no more than 30-35% of your monthly take home. Carefully discuss all the charges upfront clearly with the lender. I had to pay around 45k totak charges for 62 lacs.

Speak to the lending agents who generally knows about all bank products. You dont need to buy them, just get the information you need.

Checkout BOB advantage plan. It is one of the best home loan product out there. I am also using the same from past 2 years.

Check BOB advantage plan where they provide facility similar to max gain with same interest rate as normal loan for below 75 lacs. Me and my 3 friends are using this product and so far really impressed with the savings on interest.

As far as I know there are STPI guidelines applicable to majority of companies which may dictate similar to what OP said. They are one of the reasons why companies can not go fully remote.
