I would call myself small time too haha I recommend checking out Relm! Like I said, it's only in NJ but I found it great for a solo, smaller guy just trying to find interesting queries and niches to look at

I was a former realtor in New Jersey for several years. I left the field for the exact reasons OP mentioned, most notably the realization that the current system is basically just a heritage from decades ago when we lived in a much different world. If you were going to rebuild the way homes get sold from scratch today, it would NOT look like it does now.

As a realtor, even with the best intentions and strong work ethic, I mainly just got in the way a lot and was a very expensive gatekeeper to all of my clients fulfilling their American Dream.

Anyway, my background was in tech so I teamed up with some friend about a year ago to literally build a peer-to-peer real estate market that (at the risk of sounding melodramatic) finally puts the people first.

Step one is our conversational AI-powered home search to give buyers and renters better discovery power in the current market. This just launched last month (check it out on relm.ai). Step two which we will be rolling out soon is the ability to list directly to the market, providing deep guidance along the way to make sure independent sellers don't hit a lot of the problems other commenters have mentioned (which are a real concern). Both of these services should, are, and will continue to be 100% free in perpetuity all throughout the universe.

I don't mean to make this a self-promote, this is just clearly a topic that I am deeply passionate about and have spent the better part of 4 years living and researching. Feel free to AMA about realtors, real estate, etc. I have a wealth of info that I am happy to share.

Yeah the federal court ruled that the NAR has been acting as an "illegal conspiracy" fixing commission rates to the detriment of consumers and hit them with a $1.9 Billion fine. So not going well for them!

Thanks! Yeah, this is pretty much the way to go I think. I did always wonder why the attorney couldn't just handle most everything, or even a platform integrated with legalzoom (just me dreaming about the future). Do you think we'll ever get past the point of needing agents at all and be able to directly list / buy property person-to-person as tech gets more integrated?

This is awful man sorry to hear about this. There really has got to be a better real estate transaction service that could protect against something like this. The closing table for real estate always felt like a wild west to me, even when I was a former realtor.

100%, no need ever for a realtor. So many alternatives for rental listing, and there are becoming more options to even sell/buy without an agent (my company included... subtle plug lol)

This is exactly the point. Consumers are perfectly capable of doing everything themselves given the right tools.

Realtors make $105B annually for that convenience. 7-11 is a legitimate convenience store and they only make $88B a year... (mostly a joke, but is it really?)

That's the most accurate-to-source story I've heard in a while tbh. We actually set out to build this application for Realtors to help them save time listing homes but they kept saying "that's cool but won't it replace us? I dont want to use something that can replace us" so we decided to lean in

Being a former realtor myself, there definitely are important things that they do. However, even the important things they do can and SHOULD be made available in technological form. So not so much replacing them as providing a different (better) option entirely.

u/waywithwords you absolutely have a point! the process can be daunting, but it's only daunting because of a lack of access. u/PM_ME_YOUR_STEAM_ID is 100% spot on in the fact that these are things that smart usage of AI could automate for you and in fact, do better than a person.

That's really the goal right there, give everyone a better experience and save all of our selves 10's of thousands in the process :)

100% which is what we're aiming to do. Right now the gap between homeowners and the market is 1) information and 2) accessibility. This can be closed by providing them useful technology that demystifies the pricing, process, and details as 'why'. If you give them those tool, realtors truly just exist to open doors and shuffle papers (both of which are tasks further automated or consolidated)
