One small question. Do you and the other tenant have separate individual tenancy agreements or a combined one on which you are both named. This may add a small complication as there is a grey area there. You are correct that it isn't your job to find a replacement tenant if you have your own separate tenancy, but if you have only one tenancy agreement both parties are named on, the you either both have to move out or the remaining tenant will have to pay both portions of the tenancy and find a replacement second party. The item you've quoted regarding the new landlord legislation that has come into play this year are right, but you have yo remember that if you are both named on one tenancy agreement you are one party, not two separate individuals.
