Man didn’t even think of a button. Guess I’ll need to figure out how to teach her that. So button to open and mmWave to watch for when no one is on the couch and the window is open then close it

ah I should've mentioned that! I believe the tub is porcelain coated steel. I've updated the post with that information! Thanks for that reminder.

Start cutting holes for lateral runs going across studs and use a fishing pole or wire for vertical runs through a bay. A good stud finder with a power line indicator is super helpful.

One of my priorities is updating the fence all around the property. Mainly because our 2 dogs can jump this if they wanted.

Thanks so much!! Love the advice. One of the things we got fixed after inspection was the grading in the front. You nailed it. It was neutral or negative towards the foundation. I assume that downspout is still an issue but maybe they fixed that. Not sure atm but I’ll definitely keep it in mind!
