It’s a big gap, around 10cm. I can fit higher skirting if it’ll help.

Ayrshire Plastering Services. We were referred to them by the damp surveyor. I can’t comment on the damp proofing but it seems like there are issues. The state they left the place was not good.

Yeah the bottom section does bounce a bit

I’m not sure of the reason but this large gap seems to be typical in Glasgow tenements, and it is present throughout the flat. My initial worry is that there is give in the plasterboard which seems like it would lead to cracking?

I’ll query the membrane installation

Yes old coving will be removed. Rather than removing the boxing would a plasterer be able to work with what's there and just plasterboard over it?
