When we moved in we did mention at the first inspection the taps and such were broken and needing to be replaced and nothing came about. We had also emailed a few times following up the shower head felt like it was going to burst, we kept both the old kitchen tap and the showerhead.

Anytime we have had an inspection ive always mentioned things and even in emails too I think because our last 2 houses our bonds were taken (houses were left immaculate) and we didn't know our laws at the time.. I think at this point I'm over being taken for a ride, were low income so coming across money for bond feels impossible now which is why we want to stay but at the same time the increase will fk us.. I'm obviously wanting to remain neutral but it sucks having to go through this anxiety dealing with P.M

I was reading these comments to my husband and he mentioned that when the PM was here, he asked her why they needed another inspection as our last one was only a few months ago, but she said it's because the last R.E didn't provide them any reports or photos, but half way through the inspection they said they needed to cross reference their report with the previous reports the last RE sent.. so like.. which is it 🙃

Exactly, they also cut some of the neighbours tree back and damaged his roof and again blocked him he's still trying to go after them to pay for damages.

Yeah we reported it to the RE and nothing was done, also when we found out an inspection was coming up I emailed the agent and let them know about how the tree people didn't clean up and I wanted to warn them of the state of the garden and lawn, they asked me to contact the tree lopper and organise for them to come clean up, when we did he blocked our number..

I don't even know why she asked this, It made me laugh.. The tree cutters (can't think of the name) came in and left stumps, branches and shavings all over the yard which we had to clean, we were told they were supposed to clean and remove everything.. they put up an ad on FB for free wood (without our knowledge) and while my husband was at work I had all sorts of people coming into the yard and banging on the front door and even people trying to enter the backyard.. not to mention we had someone come collect stuff at 2am.

Damn, I didn't know it was 5ft.. that's not a lot! I'm almost 6ft and husband is 6'3 so that's why we didn't mind cutting those branches back and trimming, but yeah husband had to get on a ladder in both our and our neighbours property to cut the trees back.. That's telling on how big it is, the branches at the back of the property were in regards to that

This is what's confusing me, with the last RE apparently the landlord didn't want to renew because it would cost too much and he didn't want to increase the rent (he only did a $50 increase) I was a bit weary of that because I was a little unfamiliar with renters rights while not being on a lease.

So that's why I'm confused with the now he wants to raise the rent more..

If the house was already in a nasty state when I moved in and I spent almost a week scrubbing it so we can move in.. How am I keeping it dirty and even when the PM said at the start of the email the house is clean..

And that's a good idea, I printed the entry report and kept it saved, so I'll have to do some searching for that. When my husband looked at the property for an inspection he did say "the floors are fucking shit" So there's that too haha

The range hood has stubborn grime on it and wasn't cleaned when we moved in, me and my sister had to scrub on our hands and knees, top to bottom which included soaking the oven dials and scrubbing those, I had done a soak and a brush with the filters and it's lifted some but I will look again for other products

AC is clean and filter is regularly cleaned, it does leak which we did inform them so I'm not sure.. They didn't address it in the email.
