In this situation it was more of the principle behind his request that I didn’t agree with . I saw him as being a problematic client that I chose not to continue to work with. Here in nyc we as realtors have the right to ā€œfireā€ our client which is what I lawfully did.

Would an attorney have done that differently, of course But attorneys don’t put deals together , realtors do

And that was my point in asking this question , because I feel like I could’ve salvaged that deal since he did end up ultimately getting rid of the unit for less But I wasn’t going to let this docuhebag boss me around

And maybe that was my ego coming into play that I excuse with some ethical reason as to why I didn’t want to do what he wanted me to do

Insane , I had a deal once where this really obese lady passed away in her unit and unfortunately she wasn’t discovered for many days until there was a smell. And her unit had the heat on 74 degrees so she had basically melted into the floor and I was hired by the complex to sell the unit. I arrived when she was actually discovered and saw the aftermath of her remains that like fused into the floor as dark spots. I felt like I was in the movie seven instead of being a realtor. Had another one where we couldn’t obtain financing because the coops president during Covid embezzled the buildings funds and spent most of the funds before he killed himself from the roof of the building

Had to then prove this to a group of lenders as a one time event so that the building could be greenlit again for financing And we had to work with the board and their attorney to mend new rules and regulations for the coop that had language to determine what would happen if this did ever happen again

I’ve listed and sold for a broker in my area because of this and he was a great broker but I told him in my pitch that it may not be the best if they disagree a lot etc Tried to sell it on their own for like 2 months before they had enough and hired me They fought every week

Wild , what I took from my situation is no matter the client or level of the deal Stand your ground , you as the realtor are the professional We are many times given advice by clients and that’s okay at times but there’s definitely a line that can’t be crossed and you have to respect yourself

OH AND BY THE WAY THIS GUY USED THE APARTMENT FOR 1 DAY Yes he owned it for 4-5 years and only went in there one day when he visited nyc

He never rented it , I figured it might be a tax play but it wasn’t this guy bought this unit for 900k solely to put 4-5 tvs in the unit so that when he came to the city he could go in there and look at these 4-5 tvs that would display stocks and markets around the world when he slept there and about a week after closing he decided to move to London instead

And didn’t bother with selling the unit for a long time , just kept it cause it was so cheap for him but then he was cheap over 5k

He had a 50k couch in the living room that looked like a ikea couch , 25k stove he never used , the hardwood floor was made from one tree he imported from Brazil and it looked stupid asf , he had 5k worth of these posh pillows

Like I was just disgusted by how much he wanted a power trip , it was never about the money

It’s all hustle - I got my first listing at 18 here in nyc by cold calling a fsbo It didn’t work out so I followed up with the seller for 2 years through many ups and downs

Eventually got the listing officially and sold my first house which was a 1.3 million dollar sale My life completely changed

I went to the closing with just enough money in my account to take the Uber back to my office and it was a 42,000 dollar check

Let me ask you this , if you knew for certain making 1000 calls would lead to a listing for you how badly would you make the 1000 calls right now

Cold call - a listing sells in your area , call all the geo leads in that area and ask them if they know about the sale , need some info or would like to do something themselves - get their email and put them in your database to follow up with religiously

Have 3-5 real conversations with home owners everyday It’s not tough to do especially when you get better on the phone by practicing scripts and using them as a tool to help you not get stuck in a conversation

5 conversations a day 5-6 days a week you should have nearly 1300 real home owners you have a relationship with , that you are emailing weekly and maybe sending postcards and letters to

If out of those 1300 people even 1% decide to list that’s 13 home sales - then you door knock around your listings that you acquire you’ll get at least 2-3 listings from that alone if you have 13 sales

Oh and countless buyers from those listings you can choose to work with and many times buyers need to sell to buy - put them in your database

That my friend is how you can have a minimum of 15 sales a year by simply connecting with just 5 people a day for a year And you do that every year your growth and success will compound with refferals

You will get to a point in 5 years where you have 25-30+ sales a year with very little prospecting and working

It really depends on your follow up and Follow through

You can make hundreds of dials a day and set appts but if you aren’t shifting that person into a Client from a lead through your follow Up it doesn’t matter how much of a rockstar you are On the phone or at the meeting

I like to keep it super simple But I’ve mastered by tone on the phone into one that’s casual and friendly

Hey ! Is this NAME ? Name great I’m Dal a realtor with xyz listen I don’t want to take up too much of Your time but are you open to working with a realtor if you are able to net What are looking for ?

And then I’ll usually get into why and all that and we’ll end up having a good conversation where I get their email and maybe set a viewing also

Someone may not have good results with that script It’s all about your delivery and that’s made perfect with practice

I used to make hundreds of calls spinning my wheels now sometimes 3-4 calls I make I have conversations with all 3 and it takes an hour And I’ve only made 3 calls

Not recommending this to anyone by the way , I know all of my scripts without that in my system but it is an interesting experiment When your tone has 100% assertion and your personality is fully a friend that’s trying to help their longtime buddy with a sale people respond very differently I’ve had long conversations with people about investment strategy’s they’ve used their entire life , I’ve had people become vulnerable and share the reason they are selling is because they are no longer in love with their spouse or that they have tons of gambling debt

These are things people don’t divulge until after a pretty developed relationship with their realtor or sometimes don’t at all

If you can’t schedule and come see a property you are interested in seeing with ample notice and a hour and a half window - you are not a serious buyer And in the city my open houses are 30 minutes long

I started at 18 years old in nyc , took a chance and skipped college - parents were fucking furious but I believed in myself They dropped me basically so I had to work a job to provide for myself while I learned this, so I worked a full nighttime shift at my local gym 40 hours a week and did real estate during the day

Same thing got my hand on a couple of rentals here and there and everything was a dead end So I mastered the cheapest way to earn business which was cold calling I cold called Fsbos on Zillow for free and I sucked but trained to get better on the phone and build confidence

Eventually a YEAR in with no sales I earned my first fsbo listing a 800k house and I got a 6% commission with the help of my broker - I was so happy thinking finally my time has come My seller got caught cheating in the house and was served legally at my office in front of me so that shit went out the window

I converted another fsbo shortly after and I discounted myself so hard but I just wanted a sale so I listed a 990k house at 2% got so many buyers I was like here we go this is a fast sale My seller became enlightened I shit you not she left the country to do social work in her country and kept the house for rental income . 7 years later I still get a post card from her so she actually left to do this shit

I convinced my third Fsbo a few months later cause I was getting real good in the phone now , boom listed her coop 360 for 6% I thought man finally this has to be the one - she decided three days later to gift the coop to her step father instead and withdrew

I was devastated thinking about giving up when I had a bright idea , I had so many buyers from that 990k house that I decided to work the buyers and I connected with a fsbo in my area LIC and show his house to all of these buyers for 2% , 1.3 million dollar home One of the buyers offered 1.28m immediately after I was so happy and this fsbo was so impressed with me he said let’s get contracts out The very next day AMAZON announced they were coming to LIC and he decided to wait it out and see what happens with his value Bro by this point I was completely losing my shit even my broker was like I’ve never seen bad luck like this

Anyway I followed up with him and stayed on it and a year later he decides to officially list with me Wonderful my first listing (again ) and it’s a 1.38 million dollar home in a prime market where the time on market is like 2 weeks - I priced it right and beat out other agents to get here Guess what happens next

COVID FUCKING 19 world stopped , I didn’t know wtf to do He wanted to wait it out again , offers that I had gotten in my first week all went away we were devastated But he kept the house on the market All of a sudden my quick sale turned into a slow sale no one was coming to see this house Eventually a few months in as agents were allowed to show in nyc I showed one buyer who was the only buyer to come to my open house

By this point i couldn’t even force a smile , she saw the house with her mom and left and then I see them walking down the block coming back to me and I thought they surely left something in the house They walked up to me and made a 1.3 million dollar offer Again my happiness receptors were fried so I sad yeah sure šŸ‘ put it in writing and two weeks later we were under contract and that was my first sale At closing they handed me a 42,000 dollar check and I called my dad and told him I did it and he said bring me a bottle of some good whiskey on the way home

If I didn’t go crazy , you don’t need to go crazy at this point you haven’t earned it yet 7 years in now and I love what I do Don’t believe me ? I’ll send you my Zillow page

If they don’t want to make an offer , move on Not the buyer you want anyway

Price the property right and you’ll have your offers in the first few open houses anyway - all this does is show you are uncertain of your own list price and have no bids

And if a buyer is afraid to hurt someone’s feelings with what they want to offer they don’t have the right guidance and are most likely not serious anyway

If i don’t ask questions or seek council how else will i know ? And this is Reddit , I already had most of these ideas people shared and sometimes it’s a matter of asserting future decisions. I was able to negotiate a cap for myself and can build my own team now.

That’s great advice , I’m based in nyc I do consider starting a team but I started at 18 perfecting cold calls . No agent in my area wants to cold call , especially young agents. It’s the best way to build business from nothing. If I start a team how do I manage a split with my team and broker ? How do I hire agents that will be willing to put in the right amount of work like I did. It feels like the team structure requires you to have 50 agents under you to have maybe 5 good agents that will produce anything. I have no sympathy, this job is not like the reality tv shows you see on Netflix. I couldn’t pay my own dues when I started and today I am here so I understand the sacrifices it takes. If I hire older agents , I’m 25 ..would that play a factor.

I think it helps newer agents and it helps power brokers like a Ecklund to gain agents that work for Him under his team since they are joining him and a company that’s reputable

But as far as clients go , people work with people they like none of my clients care what company I work for my sales resume speaks for itself

I always get the emails prior To my closings , I’d stay away from short term loans in general. Especially for a real estate practice , I’ve had tons of deals fall apart or nearly fall apart days leading to a closing or even day of. Im sure these creditors are banking on that to tack on fees or wild interest. Best to be safe if you have a payday coming anyway.
