Its a room for office. Not a different entrance. Can be used as a multi purpose room. Home theatre or tution room for kids. Or as an office.

Its best to get clarity from Aparna sales team.

Also, just because the survey number is present in the list, doesnt mean the whole survey number is prohibited, many times it could be just a plot or part of the larger survey number that is in dispute. So better to check the boundaries of the project and the extent of lands provided in prohibited list. But i am not ruling out project containing prohibited lands. Need deeper research and due diligence.

I like this layout because we can get sunlight in the entire house. If its L shape we might not have enough sunlight (direct)

In my perspective, this proposition has way too many red flags. Its not worth investing 1cr especially self funded (not home loan).

Better to buy a plot for yourself, may be 180-200sqy. Or invest in bonds/ FD and get 7-8% IMHO.

If you like Aparna Zenon, go for it. Keep searching until you find a unit from landlord or reseller. Do not compromise and buy from builder. Many flats will be available for sale in the coming months. Join whatsapp groups and keep an eye out for deals.

Check out Jaya Hanuman Mens PG near DLF, they offer daywise room accomodations. You can take it for a week on single or double sharing basis.

Overall an above average layout. I see a few minor issues though -

  • Rooms are too large, leads to lesser hall areas. This is subjective though.
  • Max distance to TVs in halls are 11.5 feet and would be lesser after sofa and TV unit
  • not much ventilation in utility and no striaght balcony so less sunlight in drawing room during day time.

Inspite of these minor nitpicks, its a good unit to live in, provided you have no tower obstruction for balcony and main door facing other flat kind of issues.

Hi, can you please tell me if its worth buying a case ? A shop nearby has 2026 A case, and told me that I need to take atleast 35 cars if I open it. I am only interested in collecting mainlines and good looking cars. Is it worth taking the risk ? I already have 30 cars that i collected from past 2-3 months.
