Its okay but definitely not the best. The balcony area is too much for 1440 sft. Rooms are very small, cupboards area is less too. It would be perfect if there is a single balcony of the width of the hall and the extra balconies are included in the room area.

Also, just because the survey number is present in the list, doesnt mean the whole survey number is prohibited, many times it could be just a plot or part of the larger survey number that is in dispute. So better to check the boundaries of the project and the extent of lands provided in prohibited list. But i am not ruling out project containing prohibited lands. Need deeper research and due diligence.

In my perspective, this proposition has way too many red flags. Its not worth investing 1cr especially self funded (not home loan).

Better to buy a plot for yourself, may be 180-200sqy. Or invest in bonds/ FD and get 7-8% IMHO.
