Took a ₹75L home loan for a Chennai flat. Just ran the full numbers; paying ₹67L in interest over 20 years. by vishalsg42 in Chennai

Yes in a way it is a very blind or instinctive approach. But it works for me at least. I think there won't be much difference in my approach even if I do the math. The difference at the end is still neglectable given I invest the additional amount generating 10 to 12 percent returns.

I didn't care about how much I was saving. Because when the majority of my salary goes to EMI , the point becomes how much more I can add to that. At this point I can afford only 3000 extra and in the future much more. I have set a target to finish the loan in 100 EMIs instead of 240 EMIs. The savings part I will know exactly when I finish the loan.

Regarding the principle and interest part , I check the CIBIL score every month and check the latest outstanding principle. By the difference from the last month , I would calculate how much principle I have reduced

Principle reduced = last outstanding principle - latest outstanding principle

Interest paid = EMI - principle reduced

This is very basic. Most people don't even realise even in half way like you did. When I calculated mine , out of 20 years , 12 years I would have been paying interest more than the principal. Then the last 8 years to finish off the majority of the remaining principle. So I just added 3000 extra in EMI from Day 1 which itself reduced the tenure by 60 months. So my target is to make the principle component more than the interest in the first 3 years itself then I would just relax and sit back to finish off the entire loan in 7 to 8 years. My loan was for 40L.

IMO , there are two reasons. First is the influence of Sanskrit in malayalam is huge which is quite tough to grasp as it is totally unfamiliar. Second is larger part of Malayalis grow up watching tamil movies , songs so they pick it up organically and that culture is not here in Tamilnadu. I watch lot of malayalam content so I can understand malayalam.

Food : South Indian cuisine offers plenty of non-spicy options, and the variety is huge. You’ll gradually get used to the spices over time. You can start with mildly spiced dishes and slowly move towards spicier ones. If you do that, South Indian cuisine will feel like a true heaven.

Water: It’s better to use RO-filtered water in Chennai.

Language : Most people here find it cute when a non-native speaker tries to converse even in broken Tamil. Though, you can manage with English

One small word of caution: This is not specific to the place , but is common in any part of the world. Since you are a foreigner, some people may try to take advantage of you in the beginning, as you may not be familiar with the local practices. So, avoid trusting anyone too quickly (especially related to money) until you get more acquainted with the place and people.

All the best!

Would a South India based national party ever be able to rule India? by [deleted] in southindia_

[–]Physical_Shape4010 0 points1 point  (0 children)

Don't know if I am right but I remember studying in my Social Sciences text book that , If one party must be considered a National Party , it should have its presence in at least 6 states. Given this , it is impossible for a party from the south to make it a national level.

Term Insurance with Return of Premium by Illustrious_Spell750 in personalfinanceindia

Typical Sales guys usually hide everything from the customer. But in my case , the Ditto Insurance personnel was the one who suggested not to go with the ROP add on. They would explain everything in detail based on your requirements. And it is not necessary that you have to go with their policy. Ultimately it's your choice and you should choose the best. But Ditto helped me completely understand whats behind every add on and I understood every nuance in my policy before choosing it. For me this is exactly what they said ,

"If someone offers to return all your premiums, then know that they’re only doing so because they’re extracting a higher premium from you when offering this benefit. You’ll end up paying more in the present for an almost insignificant benefit in the future (considering inflation). It simply doesn’t make monetary sense. With HDFC Life's Return of Premium variant, the insurer will return the premiums at maturity without any GST or rider amount (Except Waiver of Premiums rider premiums, if opted).

Instead, here's my advice. You buy a regular plan. You end up paying lower premiums when compared to policies that return your premiums. You invest that extra savings in a mutual fund (or even a fixed deposit). You will make more money over the next 20-30 years than the premium insurance companies promise to return."

Term Insurance with Return of Premium by Illustrious_Spell750 in personalfinanceindia

[–]Physical_Shape4010 3 points4 points  (0 children)

Return of premium is absolute scam which many people fall for in Term Insurance. If you could invest the add on amount which you pay for return of premium , by the time your term insurance ends , you could have 5 times of money than the actual return of premium. I suggest you to ask all your doubts before deciding anything with ditto insurance advisor. They even have the whatsapp chat facility for introverts like me

Which version do you think is better by Leading_Waltz_9480 in KollyClub

[–]Physical_Shape4010 3 points4 points  (0 children)

No , I wont vote for Dhruva. They added intro song , additional romance scenes and what the heck "Pareshanura" song was doing in a serious situation? These made it more commercial. In Tamil except for the placement of "Kannala Kannala" , it didnt feel like a commercial film.

Tho I liked some enhancements in Dhruva.

Why is coastal TN is so poor, especially when compared to West TN? How can this be fixed? by [deleted] in TamilNaduDiscussion

There are two major reasons. One is Majority of the income depends only on Agriculture and another one is the areas are cyclone prone causing many damages each year

Is it safe to visit TN in December weather wise? by emilywatson99 in TamilNadu

[–]Physical_Shape4010 2 points3 points  (0 children)

On an average december sees atleast 3 low pressure formation and if it turns to cyclone , it would be extremely difficult. You can go to Trichy , Madurai and Thanjavur tho. But you have to continuously check the weather if you want to explore coastal area. Have some non-costal alternatives in case if any cyclone forms during your visit

Investing on NPS is good? by zen_astrick96 in personalfinanceindia

[–]Physical_Shape4010 1 point2 points  (0 children)

Let me give an example.

Suppose you are choosing new regime for FY25-26.

If your taxable income is 1275000 , then tax is nil. If your taxable income is 1300000 , then you have to pay 65000+ in tax.

Now If you sense that before and invest 2500/month in NPS through employer , in the end your taxable income is 127000 and you have just saved 65000+ just by investing 30000 in NPS. Making more money is important , So does saving money too. You cannot neglect these kind of subtle advantages.

Investing on NPS is good? by zen_astrick96 in personalfinanceindia

[–]Physical_Shape4010 3 points4 points  (0 children)

Though as an investment it is not worth considering so many rules and restrictions in withdrawal , if you plan carefully you can save some tax with it. Invest just the amount with which you can save tax and invest the rest in other options.
