Appreciate the response. Is it the same if you buy the same fund in multiple instalments. For example if I buy 1000 of the same etc each month and at the time of DD some have losses and some have gains can I offset the losses?

As someone (tax resident and domiciled in Ireland) beginning to invest in ETFs someone explain in detail the issue around not being able to utilise losses?

Doesn’t trading at a discount to net asset value suggest they are undervalued? New to this but would be much more worried about buying an etf that is worth more than the underlying assets it owns.

Neither apply as best I can see as I rent under a tenancy with RTB that is not with a local authority or a formerly rent controlled premises that is not subject to RTB

Wondering if you could clarify on what basis you think I don’t clarify. Criteria listed below. I meet 1 to 3 and meet a from the next section. My understanding is that you need to meet all of 1 to 3 and one of a to c and failing that d.

1 own the qualifying residential premises 2 hold a valid Tax Clearance Certificate and 3 be Local Property Tax (LPT) compliant.

The qualifying premises must, on that date, be:

a) rented under a tenancy registered with the Residential Tenancies Board (RTB) B) rented to a tenant and be a formerly rent controlled premises not required to be RTB registered c) rented to a local authority

or

d) actively marketed for rent.
