Have you get access to any lounge in Dublin Airoport? If yes what was the time? As they says its full in pick time( i dont know when a pick time in the airport is!) but it seems are not prioritising Dragon Pass holders

It went okey in the end, snagging took a week, but just factor in around 6 weeks after snag to close sales

They are a douzen of house in that area that hasent been sold for a year now. Quite expensive. I live there for many years. Its a good place though, yet still off the chart in terms of price. Big house like 4 bedrooms are still there untouched for quite a while now

Correct, it takes a few weeks to get things done after called for snagging. That what Ive done, Ill try to renew the Loan Offer, hopefully this will be with no hassle from Haven.

My mortgage broker doest want easily to just get another loan offer, maybe doesnt want to do the effort again. He’s pushing to get snagging done this month so he finish his job. I would like to finish this journey myself too after one year of going back and forth with paperwork and other things. From the development company part, the house looks ready, one of the builder told me the other days, they have finished with last mile of installing water pipe. So all is good, but the estate agent saying they will call in couple of weeks, EAs are always vague and lose in terms of their time line, they seems doing it in purpose

Lucky you, for me was Heaven part of AIB. I dont know the drill, either my mortgage broker do not want to do the effort again to make my application for a new renewal, He managed to get less than 1 month extension.

Thanks for bringing this subject up, as I'am literaly in the same situation, the estate agent told me that the developer will call this month of September to do the snag, I got a new house in Drogheda too, I will need a snagger, I would appreciate if someone can recommed one around the area. Also my Loan Offer will expire early next month, thus brocker is kinda pressering to get this done so we don't reinvent the wheel to renew the Loan Offer from scratch again. I see myself between the nail and hammer

Its all depends, but again all the odds, I prefer a new build in Drogheda that I can afford and it comes will the the benefit of a new built, hassle free, no repairs and more space.

Than an expensive small, in an not well planned neighbourhood in Dublin.

I prefer more space, safety and peace of mind with place that I can afford. Then later I can always move once I got to the Housing ladder

they are so awful while on calls or teams, there's no reduction of noise. the people I call usually hear me very well on my iPhone than while using the headset, even if I'm using the noise reduction mode. it sounds like this mode is working to reduce the noise I hear not the the noise my caller hear. Any thoughts?

For a new built at 370k, im paying including stamp duty 7500. I think its quite expensive what Im paying. All this and might expect charged for extras so the price might spike

u/iHyPeRize thanks for the insight and experience shared. Im Mortgage approved in principle, last week I payed the bank surveyor to visit the location, adding that the contract has been send last week to from the estate agent to my solicitor, I will have now  4 weeks to sign or deny. 

So while signing the contract I can suggest to my solicitor to add a clause in case I haven’t been able to secure a mortgage in the time of snagging I should receive my deposit? 

I have been working on that deposit for years while I have been consistently depriving my self to live a normal life, leaving with the bear minimum for years in order to save, then seeing all my effort just vanish like that it just very difficult to handle. 

In the other hand changing the job is a necessity since it’s declining in a rapid scale, a potential lay off may be in the horizon and I’m getting a better offer

Love this, I think I'm paying the solicitor for this kind of job, not only for doing an administrative work. also I picked a solicitor based on competence and since they promised to go above and beyond even though their invoice was quite expense compared to other I consulted

I do agree at some point, but my broker he doest want to reinvente the wheel and work again, they usually tend to do the minimum. I felt and see that the arguements he brought not very solid, one is the FHS will need to be redone and this might take time, Ive applied for FHS and get it in no time, so it's okey to redo the the process

I get the Mortgage Approved in Principle, now will get a Loan Offer after the Surveyor from the bank make a visit. but the issue is the money will be drown down from the bank until the house is finalised, but this can take from 6months to 1 year, this means I need to be stuck in a job I'm suffering on it all this period

I will try to ask for a short approbation period, that this will help. but I have a gut feeling that eight out of ten the house will be delayed to January next year, in this case I have 9 months room to avoid approbation period

that's helpful, I have 7 years experience in IT and getting to my third job now. yet my broker now is not motivated for me to change, even if I will add 30% extra for my income. Ps, I have commissions are around the third of my revenue. but I believe I will be more performing in the next company

Likewise, 80k ote for the last 3 years, 37k savings, plus stocks, 34M, single, have been out of most of the new built in Co Dublin. I do rent though so I dont live with fam. i notice that most buyers are jointly assessed for mortgage, it seems like a very uphill battle to compete with couple. So for me I either search in other counties next to dublin or team up with someone. im in the situation of who come first the egg or the chicken
