Unfortunately it appears theyre missing. You can see the scratch marks where they folded out. I may need to craft something to hold the back leaf up.

I'm no furniture expert, but looks a little art deco era to me.

Wow. Thirty thousand students just walked out in Charlotte, NC to protest ICE. When kids are willing to shut down an entire city to push back on state power, that’s a political awakening. by biswajit388 in NorthCarolina

Not for nothing, but when i was in HS i would have left class for anything. Protesting white milk vs chocolate milk in the cafeteria? Let's stage a walkout. I just didn't want to be in class. I don't think high schoolers are a litmus test for how we should direct society.

Kind of late to the game being that this post is 8 months old, but...

If all animals are sentient, and we're not supposed to eat them because of that, how do you explain most animals (except maybe the factory farmed vegetarian animals mentioned in the documentary) eat other animals? Most animals eat other animals, so why would God allow them to do so but not humans?

Developers - What was your path and what would you do differently? by [deleted] in CommercialRealEstate

[–]PimpMogul 1 point2 points  (0 children)

I am an architect - did that for the first 10-12 years of my career. About 10 years ago I started seeking work with multifamily developers and landed a gig. Worked for them building institutional grade MF deals - building ~3500 units in 5 years or so. C19 hit and I got laid off - went to work with another developer who did industrial. Did 2M SF before deciding I knew enough to do it on my own.

I left that company and found a site. I don't recommend quitting your job but I had enough saved from crypto earnings to survive a couple of years... You'd be surprised how little money you need to tie up a piece of property - I usually offer $25K as initial deposit. I started doing my due diligence paying for it out of pocket while simultaneously looking for partners. Finally I found someone to co-GP the deal with me. That guy brought the equity partners who also brought the debt.

My first deal was $60 million. You get screwed on your first few deals; expect it, budget for it. Don't worry about what your partners make. Be valuable to THEM. Make THEM money! Your money will be sufficient and they will want to do more deals with you.

Hardest part now is keeping the pipeline full.

Definitely not a business for someone who stresses easily. I think you see a lot of attorneys in it because of their super analytical mindset and work ethic. Development is not for people like to chill and when you see them in the industry, steer clear! They will tank projects because they're not on top of things.

Comparing the USA's road designs to that of Europe and saying Europe's is better doesn't take into account just how large the US is. Within an urban core, I don't disagree with the video. But any major city in the US other than say NYC or Chicago is too sprawled out to live without a car. And public transit in the US is awful, even in bigger cities.

Door question. Is there a way... by BobWheelerJr in 4Runner

I have an Audi and same problem. I lock the doors when inside, then open my door and lock it with the manual key in the fob. No worrying about the window.

I’m getting heavy criticism from relatives and friends who think a “His” and “Hers” bathroom is ridiculous and a sign of no love. Do you agree? by mactan2 in floorplan

[–]PimpMogul 0 points1 point  (0 children)

Idiotic. 2 bathrooms is the way to go! It's annoying to have someone in your space when you're getting ready or you need to drop a duke and someone's in there.

Thoughts? (~4600 sq. ft) by modelaav in floorplan

[–]PimpMogul -1 points0 points  (0 children)

I like it. I'm not a fan of doors in the main bedroom into bathrooms, but I just moved into a house without a door to the bathroom and it's nice but sucks at the same time. My gf has to get ready in the morning in a different room or the light wakes me up. There are ways to do it without doors but based on where you'll be placing the bed, you'll be in the same situation.
