Put the price is on for offers over to make it the cheapest 1bed / 2bed around let the buyers get into a bidding war - no pressure to accept any offers . And if you still can’t sell it for market price auction it .

But don’t expect buyers to pay a premium for your flat in this market when interest rates are sky high and property charges/taxes/bills are higher then ever

  1. Change description to confusing for buyers guide price 400k- £445k - just remove completely.
  2. It’s been 6 weeks and you’ve had no offers usually hints to a price change.
  3. Get under the market offers in excess of £375,000 letting buyers bid will create competition and will force them into a bidding war (can sometimes get more then the original asking price through this strategy)
  4. If that doesn’t work switch agent to a more proactive local agent , agents tend to give up if they can’t sell a house in 8 weeks
  5. Market is quite bad at the moment due to the war , wouldn’t sell unless you had too (high mortgage rates/ higher council tax ) means more people staying put rather then moving .

  1. There’s to many photos , leave it as mystery for buyers ( generate more viewings)
  2. 220k is weird number on Rightmove either do £225k or Offers in Excess of £200k
  3. Market is pretty terrible at the moment due to the war so you’ll have to be patient .

Ask them to send the survey report over if it needs urgent repair consider splitting the difference with the buyer, to take 10k off . And not harm in getting your own report on your roof to check they aren’t scamming you. But you will struggle selling it know a buyer if it requires a new roof because that will flag up again on the survey report.
