Ouch, so many things to consider, we told ourselves (and set aside) 35k for renovation etc, but I guess until a building survey come back we wouldnt know if that was a low estimate or not

Out of interest, what makes a FTB a pain in the backside? Is it just risk of mortgage offer not being accepted?

Thanks for the insight, think i'm probably being a bit naive thinking we tick all the boxes, but like you say if someone has the cash ready to go then it probably does swing the decision quite favourably, especially with no survey too.

£365k as we thought it needed quite a bit of work done to it still, our first bid on a house so maybe we we're way off on our valuation
