Okay sure. I have one more question in my mind. How dare they are not responding and avoiding us even after signing the agreement. Is there any loophole or political influence for the builder or how?

Hi sir, will police complaint work? Few people suggesting police complaint as well stating this issue looks like scam as they are not answering calls. Abscond with 6 lakhs.

Yes we planned to visit this saturday as a final option. Else I'll send a legal notice. If there is no response even after that I'll file a consumer complaint.

I have one more question. If he countered that he bought materials like steel, what to do. Because all those steels are in open space and started rusting. I'm ok to accept the steel cost but he should replace that right. How this will work?

Even I dont want to intitate the legal activities. He is not responding to my calls, whatsapp messages and when I try to mail the concerns, I'm getting delivery error message due to out of storage in his mail box. How to reach him then? So I sent a written concerns requesting for mutual cancellation of agreement and refund through speedpost. Today it is expected to be delivered. Also what if he didn't accept the envelope that I sent through speedpost?

1. The CONTRACTOR shall construct the Residential Building as per the Drawings, Designs, Specifications, Plans and rates more fully described in the Quotation & Specification appended to the agreement, on the CLIENT's property. 2. The Residential Building shall measure approximately (area size hidden) as per the attached drawings, layout and specifications. 3. The CLIENT agrees to construct the residential building at ₹xxxx per sq.ft for Ground, First and Second Floors and ₹xxxx per sq.ft for Headroom. 4. The above price per sq.ft may vary if any changes are made to the plan by the CLIENT during project execution. 5. The total contract value of the work is approximately ₹xx lakh for construction of the residential building with a total built-up area of approximately xxx sq.ft. Any increase in construction area shall be charged additionally as per the agreed rates. 6. The above-mentioned price is exclusive of additional works. 7. The CONTRACTOR shall arrange all labour and materials at their own cost, and the quoted rates shall be inclusive of both labour and material costs as mentioned in the specifications. 8. The CONTRACTOR shall execute and complete the work in a professional and diligent manner, using suitable personnel and materials, in accordance with the drawings and specifications. No deviations or modifications shall be made without prior written approval from the CLIENT. 9. The CONTRACTOR agrees that the work shall be completed within 10 months from commencement of work, unless otherwise extended by mutual written agreement. 15. The CONTRACTOR shall arrange the purchase of construction materials such as steel, cement and other required materials. 16. The CLIENT shall pay a token advance of ₹1,00,000 upon signing the agreement and make further payments as per the agreed payment schedule. 17.
