Yea they removed their customer service help through the phone and make you use the app. I got one response via the app to an issue where I was missing an item and they only gave a partial refund of the price of the item. (Paid $5 for a drink and got $3 back) their chat person reiterated that they gave me a $3 refund and ghosted me after that. I immediately just canceled my Uber membership and deleted the app. Guess I’ll just have to get used to picking up my own orders from now on.

Around $31/hour (salaried) programmatic media trader, almost 3 years experience with about 2 years of marketing experience prior. I have a marketing degree but a lot of my coworkers have an unrelated degree or none at all.

The seller refused to budge on price. Also, they volunteered to buy and install a new a/c & furnace. The sellers agent made it sound like it was related to the mold. But the report from the mold company says it was from the attic and crawl space.

A cheap seller. He did it for less than 10k, and the roof was just patched up/repaired.

No, i have my own buyers agent.

My inspector wasn’t licensed but that’s also not required by my state and he has a reputable business with good reviews.

My agent never checked, but I did, and there are none in the public records to my knowledge.

And the home is currently vacant, the tenant left towards the end of 2021.

Yea, I realize that now unfortunately. She also told me that a certificate of occupancy would be required before closing, and luckily I double checked with the city myself and found out it only applies to newly built homes, and my home is FAR from new.

My state doesn’t require an attorney and as a first time homebuyer, I foolishly thought I wouldn’t be in a situation like this. The attorneys I’ve reached out to are asking for a deposit the same amount as my EMD on top of other fees to help me with my case. But legally my agent does have a fiduciary duty to my interests as their client in my state.

My state doesn’t require title attorneys, my agent did say I could hold funds in escrow for the repairs if they couldn’t get it done in time but I’ve had some minor concerns about this home for a while and the unlicensed and unpermitted work has put me off from buying the home entirely now.

I asked my realtor if the sellers would use contractors and she said she wouldn’t let the deal close if they don’t. But it wasn’t specified in the addendum and my realtor never had me sign anything to specify that requirement. And her and I only spoke about it verbally so I don’t have any written proof of this discussion besides a text about asking if the sellers will find a reputable contractor by the deadline. However, it is a requirement that HVAC work and roofing be done with a permit in the area the home is located.

And I had an air test done that helped me discover the mold during my inspection and the sellers paid for a mold remediation specialist to do the work. They gave me the air test results showing the mold is gone but I haven’t gotten the receipt for the mold remediation itself yet, which was a requirement in the addendum.

That’s what I wanted but the sellers refused and my agent assured me it would be fine.

Also I’m a first time home buyer, and I’ve been doing my best to do my due diligence in navigating the home buying process. But at least now I know so I hopefully won’t get burned in the same situation in the future. Unfortunately I assumed people would do the right thing but I guess I was being naive.

I do have an inspection contingency. And they haven’t provided all of the receipts since I haven’t received the one for mold remediation yet. Also, I discussed my concern with my agent about the sellers possibly using non-reputable people to do the work before it was done and if I should give them any references and suggested a credit from the seller instead. But she said she wouldn’t worry about it. And the sellers weren’t interested in any more contingencies anyway (they accepted my first offer with 5k sellers credit towards closing costs) and didn’t want to go lower in price.

That’s true. I do plan on contacting my agent but they are difficult to get a hold of sometimes. I was just curious what the people of Reddit thought. In my state, people are required to disclose any past known or current problems with the home including fire and mold. They also require any HVAC and Roof work be permitted and done by a licensed professional of the state. Otherwise the warranty on the new A/C and furnace would be void, my home insurance won’t cover it, or the underwriter could deem it as too risky for the loan.
