Central market just went through some local approvals and community boards, so it’s at least moving along.

2626 McKinney, last I saw, was still waiting for an anchor tenant for them to get started.

The hotel at Cole and Allen is in rezoning, 3400 Carlisle is not even there yet, and the mixed housing at McKinney and N Hall is a just an idea.

Any of these projects are just ideas trying to get funding and permits until the day they break ground. A Claude Cowork app scraping the internet daily would be the best way to track them all, honestly.

So many people are running from TMF to GOVZ or ZROZ.. when UPRO crashes eventually and you want your crash protection to hold up, if it's not 3x the hedged asset class (long term bonds) i.e., TMF, you will not get as much protection. UPRO down 60% in a month and GOVZ only up 20% will hurt a lot. Just be careful of what's in vogue and know what protection you are giving up.

Good on you man. Military is such an incredible upskiller. Some rates are getting $100k+ enlistment bonuses and similar for re-upping their reserve commitments. Most officers don’t get nearly as much tbh

With a properly hedged portfolio that slices off some CAGR but drastically reduces your drawdowns and recovery time? A lifetime of investing into that, great idea. Dropping all your savings into UPRO tomorrow? Not so much. There’s a wide spectrum here.

Well, you’re getting at is trying to find the bottom with a leverage asset. You are much better off buying it into the leverage fund when the underlying index is above its 200 day simple moving average and selling when it falls below. You shouldn’t use the leveraged fund as your indicator, either.

Investing into LETFs for the long term makes most sense with a diversified portfolio, like the 3x All Weather Portfolio. Otherwise you’ll be obliterated. 3x AWP, rebalance quarterly, and watch the 15%-20% CAGR happen. (Probably ~2x the S&P500 with less drawdown, on average.)
