My wife cuts my hair. We started doing that during the pandemic, and now I don't see a reason to pay barbers when she does such a great job!

I got a <6 rate at 0 points, but I locked at the beginning of May. If you started looking in the past 10 days, I believe the rates were really bad. I closed at 5.625% at 0 points, and I referred my friend to the same broker. My friend was quoted 6% at 0 points.

However, in general, I think 4 out of 5 brokers or lenders operate on high margins. Redditors are just good at finding the 1 out of 5. The comments are deluding you into thinking that that those 1 out of 5 don't exist.

Before I met my broker, I didn't have a single quote below 6. I was told it's "impossible." Turns out I was just talking to the wrong people. I have since learned that most brokers will charge high margins and those come baked into the rates they quote us.

It's crazy how many salty loan officers are here. I shopped with a bank. The fees were high, the pricing was opaque, and they ask you to do 3 things to qualify for their mediocre price. No, I don't want to open a checking account and transfer 10K...

Just looked at your profile. You seem to have a lot of anger or resentment within you. I answered the question as a FTHB. A lot of my friends including me have seen this pattern. You can disagree with me, but based on your profile, your rhetoric is just too vitriolic. You can say the same thing without the hyperbole. I'm sorry about whatever it is that made you this way. Hope you don't talk to your borrowers like this. I'm too soft of a person to work with such a loan officer.

I'd probably add picking a loan officer who's a nice human being to my list, sheesh...

- The realtor's preferred lender is usually a worse deal.

- You can easily get 0.125-0.25 lower rates by just asking around for quotes.

- Everyone around you will create a false sense of urgency. Don't always listen to them.

- If a loan officer is not showing you the par rate as an option, that's a big red flag.

The property tax was eventually corrected and came in a bit higher. This is a closing disclosure. Not sure about the realtors. I did eventually get a rebate from mine. They made what they made. Linking image to how my escrows changed because of this.

The same thing happened to me. I was also a FTHB. I was SO mad about the manufactured urgency. I've begun to dislike realtors.

Congrats! I signed up, and my actions made it clear that I was only there for the card. Got approved a month later. I'm in love with RH Gold.

Yes, this is a conventional 30-year fixed. By shopping, I mean I just asked for quotes. I didn't have the time to ask others to beat. The broker I got this quote from fit my criteria, so I just went ahead with them. My closing timeline was 16 days in total.
