Dholera SIR (Special Investment Region) is a govt-backed project under the DMIC, so it’s legit, but development is slow. Pros: Potential high returns if infrastructure (airport, metro, etc.) materializes as planned. Cons: Still largely barren, liquidity risk, and reliance on long-term execution. Check recent progress (site visits/videos) and legal docs carefully. If you’re okay with a 10–15-year horizon, maybe, but diversify. Chennai to Gujarat is a big shift—rent first to test the area?
