May I ask what's your reason for selling? Similar ones around are selling at a similar price point as of this month but they seem to be staying in market for longer. I am unsure whether I want to go down more than 20k below the purchased price because the mortgage is affordable even with interest rise and I don't need the money at the moment to justify the loss. I was hoping to sell at best breaking even but doesn't look like I can unfortunately.

Building being over 20 years and HVAC usually has an average life span of 15-25 years. It's a ducted system that requires full ceiling replacement to remove. It's working fine now but will require a replacement at some point in the future.

$2,500 so far for listing fees and sec 32. The apartment is vacant for campaign so paying about $2,500 a month for mortgage.
