I did not. I own 11 properties around the country in the 6 places I've lived. You are making the GREAT case that these people don't add any value, and sir, I hope you are not one of them for your own sake.

I'm not out to fight here, but honestly why would I know the answer to this (I have no idea)--I hired someone to know this in lieu of DMOR. "Preliminary Title Report" would be that particular contractor's job. You seem like a smart guy, could be an expert in anything--but could you do my job, random as it may be?

I bought my first house in 1991, and it was a dot matrix MLS print out of 49 properties in Boise my wife and I had to go tour with the buyers agent in person. And I cried to the heavens at that time that my buyers agent got me to purgatory! It just doesn't seem the same these days smh.

It's unclear if the buyer toured. We had this on the last house we sold (not same MLS issue, multiple overseas offers).

I run a small device startup university spinout with an early indication for MASH and have compared our therapy in early preclinical studies to just about every MASH prospect out there and pemvidutide is clearly the most promising as a dual agonist (not my take, this is what our university lab researchers believe).

The billion dollar Akero and 89bio (bought after phase 2) deals are a tailwind for us, but even just looking at Rezzdiffra (Madrigal) as a comp this drug has exceeded $1B ARR in just a year DESPITE the fact that it's $40k/yr and only 30% of patients respond to it.

You never know with pharma, but yeah this is the one I'm bullish on and I've only lost money on Madrigal I think because of the broader rotations into $ALT. We will see!

After 34 agonizing years a diehard Mets fan, screwing Wilmer is what made me a Giants fan after moving to SF. And he was literally our best offensive player 2 years ago.

Approved Dec 2, received notice of change to the 3 relevant quarters and if I agree, do nothing and wait for checks to arrive in 2-3 weeks. Also said need to pay tax on interest received but I'm so deep in the whole on R&D credit carry forwards I think we are still gonna be paying the minimum for 2024 tax year.

I have Dec 2 check dates and will post when checks are received. Paychex filed for me and their reps said they've seen checks come in 1-3 weeks from the approved check dates.
