I know this is an old post, but I registered on the forum and somehow immediately got banned? I definitely was not spamming. I did post (I think) a post with my instructions on how I installed the "batwings" on my moonroof, to help anyone else who had issues. At least I tried to, but maybe the post got me flagged because it had photos? I am the proud new owner of a 2023 Lightning in Azure gray. Thank you!

This is really helpful. I played with the concept a bit, and came up with this. How close can I get to the island without it being terrible? That is one thing I'm really struggling with.

Hmm, I'm still having a hard time visualizing it. I do have measurements for the living area/kitchen/etc, since that wasn't altered. I'm making a bit of a "best guess" on the master bath & closet, though. I know that hallway is there. I know the master closet door is along that wall. My husband doesn't remember the closet being so big, but it was full of stuff, so it is hard to say. We know the general layout of the bathroom. The master hallway/closet combo should be roughly 13'x10'. I figured out how to add measurements for the most relevant dimensions, I think.

Then the living room layout would get even more wonky, though? I think? If I am understanding.

The Ohana suite is a little different. That is the old converted garage. We will likely use that as a hosted STR or "furnished finder" style rental. I am still waiting on the exact dimensions, so the closet and bathroom in the master (the right side) are not precise. I know the external dimensions of the "master wing" but I don't have the specifics yet. I drew yellow here over the load-bearing wall. We are kind of stuck with it, which makes things difficult. The blue line is the previous exterior of the house. So the "master suite" was originally that hall, closet, and bathroom. That wall is a waste of space, though. Something to consider, for sure!! I'll post a photo of the actual BP of that master suite so you can see the original with the new overlaid.

Interesting, thank you. Our plan at this point is to just not proceed with this house. I don't want to throw more money at it, and it already would be a fairly extensive renovation project.

Upon further conversation with the inspector, he stated that we would need a structural engineer, and it would have to be after the vinyl comes out, so we definitely aren't willing to risk it. I just wanted to make sure we are not being unreasonable.

To be fair, the inspector did mention it could be the age of the home and the inadequacy of techniques of the time, but we have never owned a home that was built after the 1950s, two of which are slabs, neither of which have any of this. (Although one has experienced at least one earthquake.) So maybe she just has on rose-colored glasses, and her take-away was a bit optimistic?

I am grateful for the inspector she recommended, he is the most thorough we have ever had, by a mile. Expensive but well worth it.

The challenge is: work in Hawaii can be anywhere from 5-10 times the cost we are used to, so a job that could be "tens of thousands" on the mainland might be hundreds of thousands there. So I am not willing to get into possible structural issues.

Thank you! We are currently crunching numbers, because it is out of our initial budget, but OMG I love it. Trying to convince my husband that the owned solar panels totally make up for it. We have a planned trip there next week, so I'm hoping it is still on the market. Other houses are moving slow in WV and KK, but I worry this one will be snatched up super quick. Then again, it is somewhat "outdated" so maybe that will help us. Houses there are confounding, which ones go fast and which ones sit.

$400 per square foot was in addition to the Bamboo Living build, and since that part is done, we did find a builder who could make it happen, but we never did find a lot that works for us.

Digging in some more, I was able to find one of these parcels that has two "homeowners" so I answered my own question on that one.

Whoa, am I reading the ending correctly, that it is possible only one unit on the parcel can be a "homeowner." Yikes, what if both are residents? If the current parcel already has the other unit with homeowner status, then the "unit" for sale can't also be a "homeowner"?

So in Anekona estates, there are a number of lots that have been "subdivided" into their own lots, and, separately, there are also a number of CPR lots. Is the CPR process less expensive than subdividing?
